The M&E Reactive Manager is responsible for leading, managing, and continuously improving the delivery of all reactive M&E maintenance activities across a large, complex asset portfolio. The role ensures compliance, rapid response to breakdowns, strong contractor and engineer performance, and consistently high service delivery.
You will oversee operational delivery, budget control, resource planning, and strategic improvements to reduce downtime and enhance asset reliability.
Key Responsibilities
- Operational Leadership
- Lead day-to-day management of the reactive M&E maintenance function across all sites.
- Ensure all reactive works are delivered safely, efficiently, and in line with statutory and contractual requirements.
- Oversee triage, prioritisation, and allocation of reactive tasks.
- Maintain effective communication with stakeholders regarding incidents, escalations, and resolutions.
- Team & Contractor Management
- Lead, mentor, and develop supervisors, engineers, and reactive teams.
- Manage contractor performance through SLAs, KPIs, and regular reviews.
- Support recruitment, onboarding, and competency assessments.
- Promote a culture of safety, accountability, and continuous improvement.
- Compliance & Safety
- Ensure all works comply with statutory regulations (e.g. electrical, gas safety, LOLER, F-Gas).
- Work closely with Health & Safety teams to maintain safe systems of work.
- Review RAMS, incidents, near misses, and audit findings.
- Implement corrective actions and continuous improvements.
- Performance Management & Reporting
- Monitor KPIs including response times, completion rates, first-time fix, downtime, and customer satisfaction.
- Conduct root-cause analysis on recurring issues.
- Produce weekly and monthly performance reports.
- Ensure CAFM systems (e.g. Concept, Planon, Maximo) are accurate and well maintained.
- Budget & Resource Control
- Manage budgets across labour, materials, and specialist services.
- Identify cost-saving opportunities without compromising quality.
- Review quotations, approve purchase orders, and forecast spend.
- Optimise resourcing including engineers, call-out rotas, and subcontractors.
- Strategic Improvement
- Lead initiatives to reduce reactive demand through failure analysis.
- Collaborate with planned maintenance teams to optimise PPM schedules.
- Support digital transformation and data-driven maintenance strategies.
- Contribute to asset lifecycle planning and replacement programmes.
Skills & Experience
Essential
- Strong technical background in Mechanical or Electrical Engineering (HNC/HND or equivalent).
- Proven leadership experience managing reactive M&E maintenance teams.
- In-depth knowledge of statutory compliance and industry best practice.
- Strong stakeholder engagement and communication skills.
- Ability to analyse data and drive operational improvements.
- Experience using CAFM systems and reporting tools.
Desirable
- Professional membership (e.g. CIBSE, IET, IWFM).
- IOSH or NEBOSH qualification.
- Experience in critical or high-footfall environments (e.g. commercial, healthcare, retail, transport).
