Torus Developments is the largest developing RP in the North West, aiming to build 1,800 homes every year. We are now looking for an experienced Development Project Manager to play a key role in sourcing and delivering high‑quality development schemes that support the Group’s corporate objectives and create thriving communities. This role is offered on a 14‑month fixed‑term contract, with a planned start date of March 2026, and operates on a hybrid working basis. The role will require 1–2 days per week in our Warrington office, with the remainder of time split between site visits and working from home. There may also be a requirement to travel to our Liverpool and St Helens offices, in line with business needs.
What You Will Be Doing
- Managing development projects through the full lifecycle, from initial appraisal and scheme approval to completion and final account.
- Preparing and presenting robust financial appraisals, working closely with Finance colleagues to ensure schemes meet business and governance requirements.
- Delivering schemes to agreed programmes and budgets, ensuring performance indicators are achieved.
- Leading engagement with internal and external stakeholders, including consultants, contractors, funders, and local partners.
- Ensuring compliance with Homes England funding requirements, procurement policies, and development procedures.
- Identifying opportunities to drive value for money and improve development processes.
- Actively managing risk and embedding health and safety, equality, and diversity principles across all projects.
What We Are Looking For
- Proven experience in development project management within affordable housing or a similar complex development environment.
- In‑depth knowledge of the development process, including grant funding and Homes England regulations.
- Strong financial and commercial awareness, with experience of budget management and scheme appraisal.
- Excellent communication, negotiation, and stakeholder management skills.
- A proactive, self‑motivated approach with the ability to manage multiple projects independently.
- A collaborative mindset with a commitment to value for money, health & safety, and equality and diversity.
- A degree and/or relevant professional qualification (desirable), with a clear commitment to ongoing professional development.
Interview Process
Interviews will take place on 23rd and 27th January 2026 at our Warrington office. The interview process will include a 10‑minute, on‑the‑day scenario‑based assessment, followed by competency‑based interview questions.
