Torus Developments, part of Torus Group, plans to deliver over 1,000 high‑quality homes each year across the North West. As a Strategic Partner to Homes England, we are expanding our development programme to drive regeneration and create thriving communities. This is a fixed‑term contract until May 2027, with an agile working pattern that requires a minimum of two days per week in the office (Warrington) and the remainder working from home or on site. The successful candidate must hold a full UK driving licence and have access to a private vehicle for regular site travel.
What You Will Be Doing:
- Assisting and, where appropriate, leading on the delivery of development schemes from inception through to final account
- Supporting the sourcing of new development opportunities that meet financial and strategic parameters
- Contributing to financial appraisals and managing scheme budgets in liaison with Finance colleagues
- Ensuring schemes are delivered on programme and within agreed financial parameters
- Supporting delivery of development KPIs and performance indicators
- Building and maintaining strong relationships with contractors, consultants, Homes England and other stakeholders
- Ensuring compliance with internal processes, procurement policy, Homes England requirements and corporate risk frameworks
- Contributing to value for money initiatives and continuous improvement across development processes
- Embedding health & safety, equality and diversity principles in all aspects of your work
What We Are Looking For:
- Experience of supporting and ideally leading development schemes within a housing or property development environment
- Demonstrable project management experience from scheme inception to completion
- Knowledge of Homes England Affordable Homes requirements, capital funding guidance and development regulations
- Experience of financial appraisal and budgetary management
- Strong stakeholder engagement, negotiation and influencing skills
- A sound understanding of governance, compliance and risk management
- High levels of IT literacy and an adaptable, flexible approach to work
- A collaborative, motivated and resilient mindset with the ability to work both independently and as part of a team
Interview Process:
Interviews will be held at our Warrington office on Wednesday 4th March 2026. The interview will be competency‑based and will also include a scenario‑based assessment, which will be provided on the day.
