The Team

This role sits within the Property function, working closely with the Property Director, Design team, Finance, and external consultants including project managers, contractors and architects. The team is responsible for delivering new store openings, refurbishments and maintaining the estate to a high standard across a fast-growing, multi-site business.

The Role

The Property Project Manager is the key delivery lead for CapEx projects across the Tortilla estate, taking ownership of new store openings, refurbishments and FM works. This is a hands-on, commercially focused role, responsible for managing projects end-to-end whilst ensuring they are delivered on time, within budget and to brand standards.

Key Responsibilities

  • Lead end-to-end delivery of new store openings and refurbishments
  • Manage external consultants, contractors and project teams to programme, cost and quality
  • Oversee CapEx and FM projects across the UK estate
  • Maintain project timelines and budgets, reporting on performance and variances
  • Manage contractor procurement, including tendering and performance management
  • Ensure compliance with brand standards, planning and building regulations
  • Support franchise delivery and site handovers
  • Contribute to CapEx planning and budgeting

Requirements

  • Proven experience in construction or project management within retail, hospitality or food service
  • Strong commercial and cost management skills
  • Experience managing external consultants and contractors
  • Knowledge of construction contracts (e.g. JCT)
  • Ability to manage multiple projects in a fast-paced environment
  • Professional qualification (e.g. MCIOB, MRICS) desirable
