Contracts Manager – Planned Works

Daniel Owen is proud to partner with a large, growing property maintenance contractor in Essex. This is an exciting opportunity to join a company with an aggressive growth plan.

They are seeking a Contract Manager to oversee the Planned Maintenance contracts in Essex. Working closely with the Operations Manager, you will manage daily contract operations and be responsible for tenant and client satisfaction.

Daily responsibilities include:

• Achieve or exceed budgeted profits while adding value to the client\’s property and service portfolio.
• Manage the development and performance of all contract operations, maintaining relationships.
• Ensure high standards of service delivery for both direct and subcontracted services.
• Meet or exceed service level agreements and KPIs; identify opportunities for improvements and expansion.
• Manage operatives and supervisors, conduct toolbox talks and performance reviews.
• Oversee planned, K&B, internal, and external contracts.
• Develop and maintain strong relationships with clients and customers, introducing innovative processes to add value and improve efficiency.
• Manage high-value major works projects.
• Recruit and develop a team, including tradesmen and local contractors for refurbishments and remodelling void properties.
• Estimate and programme works from drawings, organize labour and materials.
• Review service delivery regularly.

Requirements:

• Proven experience managing major works projects.
• Ability to work effectively under pressure, make decisive actions, and maintain high service standards.
• Experience in social housing, local authority, or contractor environments is essential.
