Macdonald & Company is pleased to collaborate once again with a Global Real Estate Consultancy to appoint a Building Manager. You will oversee a 70,000 sqft Grade A office asset and be responsible for delivering an effective, compliant facilities management service through in-house staff, suppliers, and consultants, covering both hard and soft services for a single complex building. Collaborating closely with Property Managers, you will manage relationships with tenants and third-party contractors.
Responsibilities:
- Prepare, monitor, and reconcile service charge budgets.
- Check and approve expenditure against service charge budgets.
- Provide excellent customer service to internal and external clients.
- Maintain effective communication with clients and tenants.
- Manage site-based staff, ensuring adherence to policies and procedures.
- Coordinate with internal colleagues in Property Management, support functions, and the broader Real Estate team.
- Monitor and audit supplier work and service delivery.
- Assess supplier performance against SLAs.
- Manage suppliers to ensure safe, compliant, and effective delivery of all M&E services, including life safety systems, vertical transportation, and public health systems.
- Collaborate with specialist consultants to achieve objectives.
- Procure goods and services following organizational procedures.
- Develop and oversee capital replacement programs.
- Prepare management reports and participate in meetings as required.
- Conduct regular building inspections and oversee necessary works.
- Ensure compliance with health, safety, and environmental legislation.
- Manage environmental activities to meet statutory obligations and industry standards (e.g., ISO14001), working with the sustainability team.

Person Specification:
- Experience managing in-house and supplier staff.

- Good mechanical and electrical services knowledge.
