TML are recruiting on behalf of a well established, highly reputable property consultancy based in the heart of the West End. Our client seeks to hire the best commercial & mixed asset property managers that the market has to offer having a clear mandate to expand their already successful business. This firm have been operational for over 50 years, have a reliable and loyal client following from individuals to financial institutions and private and publicly quoted companies. This client has a multi-disciplined team of London based property professionals working across the professional, investment, agency and property management markets covering both commercial and residential and require two surveyors to help with the growth of the firm.
With their portfolio of assets covering solely the prime West End of London, they currently manage approximately (Apply online only) properties, and this is growing. Being in the West End, the asset classes consist of mainly retail, office blocks, offices with residential above and some residential blocks with some major trophy assets coming on board.
WHAT WILL YOU BE DOING?
As a Property Manager and dependent on the experience you bring you will be looking after an allocated portfolio of properties consisting of Commercial Management Properties. You will be part of a team of Property Managers and Reactive Maintenance and Facilities Co-Ordinators all who report to the Associate Director of Property Management. You will be responsible for the following tasks for your allocated portfolio:
- Pro-active management of all key L&T events and critical date management of events on our CRM
- Oversee the rent collection process, ensure arrears are being chased and discuss steps for recovery of unpaid rent with the Associate Director
- Ensuring that all properties remain compliant with regards to all insurance requirements as well as all H&S regulations and any other relevant legislation to protect our Client's position.
- Preparing annual service charge Budgets for block management properties and reviewing and assisting in reconciling service charge receipts and expenses accounts.
- Act as a conduit between the various service lines to ensure that Property Management remain at the centre of transactions and remain our Client trusted Property Advisors.
- Effective Client liaison and ensuring that key Client relationships are maintained.
- Ensuring compliance with all external and internal Service Level Agreements (SLA s) and ensuring that KPI's are being upheld consistently across your allocated portfolio (including end to end service charge process)
- Liaise effectively with the Reactive Maintenance and Tenant Support team to ensure issues are dealt with in a timely manner
- Ensure that all records are maintained on our CRM for PPM and Compliance
- Should you be MRICS / RRV there will be chances to get involved in wider L&T duties such as rent reviews and valuations should you desire.

WHAT DO YOU NEED TO BE SUCCESSFUL?
- IRPM, IWFM or RICS (desirable)
- Good property market and wider economic and business knowledge
- IT literate/proficient in use of Microsoft Office 365, Word and Excel
- Extensive experience within the commercial or residential property market. Can be block management experience, but must have commercial.
- Ability to effectively and efficiently manage large workloads
- Strong planning, organisational and communication skills
