We are seeking a Block Manager and Client Relationship Builder to join our dedicated team, serving Kensington and Chelsea and the surrounding areas. This role is best suited to someone who is highly engaged, enjoys regular interaction with clients, and is actively involved in visiting and managing sites. Purpose of the position:

We are seeking an enthusiastic, organised, and committed individual to join our successful and distinctive Block Management department. You will work closely with Elias and the team to ensure the department is well‑structured, efficient, and consistently builds strong relationships with leaseholders and freeholders. Block management plays a central role in our business. By delivering exceptional service, we create long‑term trust that supports the success of our sales and lettings teams.

Responsibilities and duties:

  • Building and maintaining strong client relationships, ensuring trust, transparency, and clear communication.
  • Conducting regular property visits to ensure buildings are presented to the highest standard and working with contractors to maintain and improve them.
  • Managing Section 20 planned maintenance, budgeting effectively, and ensuring work is delivered in line with leases or directors’ requirements.
  • Attending and chairing Annual General Meetings, taking accurate minutes, and using these opportunities to strengthen relationships with clients.
  • Responding promptly to LPE1 forms and pre‑contract enquiries to support an efficient property sale process.
  • Monitoring expenditure and working with the accounts team to ensure service charge accounts are accurate, clear, and well‑presented.
  • Keeping up to date with regulations such as fire safety, health and safety, and Legionella, ensuring that all necessary assessments and actions are implemented to a high standard.

  • Minimum of 12 months experience in Block Management
  • Strong relationship building skills with clients and colleagues
  • Excellent communication and problem‑solving abilities
  • Confidence in liaising with clients in person and by telephone

  • A proactive attitude with a high attention to detail and commitment to quality service
  • Willingness to take ownership of responsibilities and see them through to completion
  • Familiarity with Block Management software – we use Qube MRI
