Responsibilities of the Role covering the United Kingdom:
- Acquisitions
- Analyze real estate acquisition opportunities, assist in the due diligence process and the preparation of internal recommendation memos, and undertake market research necessary to determine appropriate underwriting assumptions.
- Assist in evaluation of acquisitions
- Conduct asset site inspections
- Work with the other functions within TS (property management, asset management, and construction) to gather data relevant to asset valuation
- Develop asset acquisition financial analysis
- Create multiple scenarios using different finance strategies
- Assist in the due diligence process
- Create and manage the detailed financial models
- Develop and maintain documentation
- Attend meetings with sellers, brokers and attorneys
- Undertake market research and maintain a database of key transactions
- Review critical issue reports, newsletters, and publications
- Survey market rents, inventory, absorption, new construction
- Update/maintain internal market database
- Underwrite TS assets to facilitate internal decision regarding hold, sell, or refinance.
- Assist in financing, dispositions.
- Update investors regarding asset-level and fund performance.
- Provide solutions for improving asset and fund performance.
- Conduct performance calculations for each TS asset: Work with Property Management, Finance, Construction, Tax and Accounting teams to gather relevant data
- Update financial models and returns calculations on a quarterly basis
- Conduct sensitivities, hold/sell analyses, tax restructuring analyses, and make recommendations to senior management based on results.
- Create multiple scenarios using different finance strategies
- Work with Portfolio Management to evaluate current property values
- Assist in dispositions process: Help create sale memoranda and data room
- Analyze offers and run different exit strategies
- Attend meetings with prospective buyers, brokers and attorneys
- Create presentations and reporting
- Prepare information for senior management to take important strategic decisions regarding assets
- Assist in the creation of relevant presentations and memoranda for internal or external use
- Create and update reporting (investors, banks, administration)
- Prepare reports for investors. Present those reports to investors and demonstrate ability to intelligently answer investor questions regarding TS investments
- Conduct property inspections and operations review
- Review documentation (leases, contracts, condition reports)
- Conduct asset site inspections
- Assist in financing and refinancing processes
- Assist in yearly budgeting campaign
- Assist in marketing campaigns
Required Skills / Experience:
- The candidate will interact with colleagues throughout the organisation and therefore should be articulate, with the ability to communicate effectively across all functions and levels, including senior management.
- A good understanding of Real Estate investment markets and metrics
- A minimum of 6-12 months of relevant work experience in real estate or investment banking (including internships)
- Demonstrated academic success, with a bachelor's degree in areas such as finance, accounting or other analytical / quantitative fields
- Strong quantitative and analytical skills
- Excellent financial modeling skills including a high degree of proficiency with Excel, PowerPoint, Word
- Demonstrable ability to think strategically and to present information in a clear and concise manner
- Demonstrated initiative and sound judgment in managing multiple tasks
- Strong problem-solving skills
- Good listening skills and responsiveness
- Well-organised with exceptional attention to detail
