As part of our ongoing growth, we are looking for an experienced Pre-Construction Manager to join our dynamic team.
Role Overview
As Pre-Construction Manager, you will take full ownership of the pre-construction phase for assigned commercial fit-out projects – from early-stage engagement through to handover to the delivery team. You will coordinate internal and external resources, ensuring a smooth, professional process that positions the business for commercial success.
You will act as the key link between clients, commercial teams, technical specialists, and project stakeholders to ensure we offer outstanding service, secure profitable contracts, and deliver against the company's strategic objectives.
Key Responsibilities
Lead the pre-construction process for allocated projects, managing internal teams and external consultants to ensure successful progression from concept to site handover.
Coordinate the input of surveying, costing, technical services, specialist trades, AV, and design functions.
Ensure all necessary information and documentation is delivered to the team on time and to the required quality.
Act as the technical/buildability lead in client meetings alongside sales and design colleagues.
Collate and validate all client submission documentation including contractor proposals, programmes, cost plans, and technical content.
Develop and issue comprehensive handover packs for internal delivery teams and clients, clearly defining inclusions, exclusions, and commercial expectations.
Liaise closely with the Commercial Director for commercial validation, strategy planning, and tender adjudication.
Secure Landlord Technical Approvals (LTA) as part of the pre-construction process.
Contribute to the ongoing improvement and refinement of internal pre-construction processes.
Candidate Profile
Essential:
Proven experience in a similar Pre-Construction, Project Management, or Technical Coordination role within the commercial fit-out sector (CAT A & B).
Strong understanding of buildability, commercial strategy, and technical compliance.
Ability to manage complex timelines and stakeholder relationships under pressure.
Comfortable leading technical meetings and coordinating multi-disciplinary teams.
Highly organised with excellent verbal and written communication skills.
Commercially astute with a proactive approach to problem-solving.
Preferred:
Experience working for a London-based main contractor.
Familiarity with fast-track and high-spec fit-out environments.
Knowledge of LTA processes and contract documentation best practices.
