Role Overview
We are seeking an experienced Pre‑Construction Manager or Project Manager with Pre Construction experience to lead and develop a new pre‑construction function within the business. This is a key, senior appointment offering the opportunity to shape processes, introduce structure, and ultimately build and lead a dedicated pre‑construction division. The ideal candidate will have a minimum of five years’ experience in a pre‑construction role and a strong background in managing tenders, methodologies, and early project planning. This role will suit someone commercially aware, highly motivated, and eager to take ownership of a growing area of the business. As this division is in its early stages, the role will initially be hybrid in nature, combining pre‑construction responsibilities with hands‑on project delivery support when required. The long‑term objective is for this role to evolve into a fully standalone pre‑construction leadership position as workload increases.
Key Responsibilities
- Pre‑Construction Leadership
- Lead the pre‑construction process from enquiry through to project handover
- Work closely with surveyors to develop build methodologies, programmes, and tender strategies
- Review drawings, specifications, and scopes of work to identify risks and opportunities
- Coordinate tender submissions and contribute to successful bid outcomes
- Process & Division Development
- Establish and implement pre‑construction processes, systems, and best practice
- Take ownership of the pre‑construction function and shape its future growth
- Act as the go‑to individual for all pre‑construction activity within the business
- Collaboration & Technical Input
- Chair and attend pre‑construction meetings with internal teams
- Support design coordination and value engineering exercises
- Ensure smooth handover of projects into delivery teams
- Hybrid Project Involvement (Initial Phase)
- While tender volumes are growing, provide hands‑on support by managing one or two live projects where required
- Act in a Project Manager or Contracts Manager capacity on select schemes
- Maintain a delivery‑focused mindset alongside pre‑construction duties
Experience & Requirements
- Minimum 5 years’ experience in a Pre‑Construction Manager or similar role
- Proven background working closely with surveying and delivery teams
