About the Company
Our client is a leading fast-track retail and leisure fit-out contractor, delivering high-quality projects for a range of well-known national brands and high street retailers across the UK.
With a strong reputation for delivering projects on time and within budget, they are seeking an experienced Quantity Surveyor / Commercial Manager to join their growing commercial team.
The Role
This is a turnkey commercial role offering full ownership of the financial management of projects from tender stage through to final account.
The successful candidate will play a key role in managing the commercial performance of fast-track retail and leisure fit-out projects, ensuring profitability while maintaining strong relationships with clients, subcontractors, and project teams.
Working closely with operational teams, you will take responsibility for the entire commercial lifecycle of multiple projects.
Key Responsibilities
Commercial Management
- Take full commercial responsibility for projects from pre-construction through to final account.
- Manage project budgets, forecasts, valuations, and cost reporting.
- Monitor project performance and identify commercial risks and opportunities.
- Ensure projects are delivered profitably and in line with company objectives.
Estimating & Tendering
- Prepare accurate and competitive project estimates.
- Review tender documentation and assess project risks.
- Support bid submissions and pricing strategies.
Procurement
- Manage the procurement of subcontractors and suppliers.
- Negotiate subcontract agreements and commercial terms.
- Ensure best value is achieved whilst maintaining quality standards.
Cost Control & Reporting
- Monitor and control project expenditure.
- Produce regular cost reports and financial updates.
- Manage variations, change control processes, and valuations.
Final Accounts
- Prepare, negotiate, and agree final accounts with clients and subcontractors.
- Ensure timely and successful commercial close-out of projects.
Client & Stakeholder Management
- Build and maintain strong client relationships.
- Attend client meetings and provide commercial updates.
- Collaborate closely with project managers, site teams, and senior management.
Candidate Requirements
Essential
- Proven experience as a Quantity Surveyor or Commercial Manager within the fit-out sector.
- Strong background delivering retail and/or leisure fit-out projects.
- Experience managing projects from estimating stage through to final account.
- Excellent commercial, contractual, and financial management skills.
- Strong negotiation and communication abilities.
- Ability to manage multiple projects within a fast-track environment.
- Full UK Driving Licence.
Location
- Must be based within approximately one hour of the West Midlands office.
Desirable
- Experience working for a retail fit-out main contractor.
- Strong understanding of fast-track project delivery.
- Ability to build long-term relationships with clients and supply chain partners.

- Salary: £45,000 - £67,000 (DOE)
