Tilbury Douglas is seeking an experienced Commercial Lead to take ownership of a secured £38m project based in Northamptonshire. This is a key leadership role, responsible for driving the commercial strategy from pre-construction in 2026 through to site delivery in 2027 and beyond. You’ll play a pivotal role in ensuring strong financial performance, effective risk management and contractual compliance across the full project lifecycle.

What you will be doing:

  • Lead the commercial function on a £38m secured scheme
  • Manage pre-construction commercial activities on a negotiated / two-stage project
  • Oversee cost planning, procurement strategy and risk management
  • Administer and manage NEC contractual processes (essential)
  • Ensure robust cost control, forecasting and financial reporting
  • Lead main contract applications, variations, claims and final account strategy
  • Drive sub-contract procurement and commercial performance
  • Manage and mentor a small commercial team (2–3 staff)
  • Work closely with operational and senior leadership teams to protect project margin and mitigate risk
  • Support dispute avoidance and resolution where required

This is a highly visible position requiring confidence, leadership and strong stakeholder engagement capability. We are looking for someone who has:

  • Proven experience within a Tier 1 or Tier 2 main contractor environment
  • Demonstrable experience leading the commercial delivery of projects of similar scale and complexity
  • Strong pre-construction experience on negotiated or two-stage schemes
  • Excellent working knowledge of NEC contracts (essential)
  • Experience using CEMAR and/or Sypro NEC contract management software (desirable)
  • Strong financial reporting and forecasting capability
  • Experience procuring major works packages
  • A solid understanding of risk management and value engineering
  • The ability to lead, mentor and develop commercial team members

Professional membership (e.g. RICS) is desirable but not essential.
