Position: Director - Planning and Development

Hours: Full time, Monday to Friday

Location: London-based, with hybrid working requiring a minimum of three days per week across the office and project sites. Regular nationwide travel is required.

What you’ll be doing

The Development & Disposals team at TT Group is looking to recruit a Director, Planning & Development to play a key role in the Group’s planning, development and disposal activities.

TT Group, formerly Telereal Trillium, is one of the UK’s largest privately owned property investment and development firms, with an £8bn+ property portfolio and a development pipeline of more than 22,000 homes.

What we need from you

Planning (Promotion / Strategy / Applications)

  • Lead on Central London planning projects (e.g. BT portfolio – Project Westminster and Project RBKC) with a primary focus on residential.
  • Lead the planning strategy across numerous Central London sites from initial feasibility through to planning consent and delivery or disposal.
    • Manage relationships with local authorities (Central London), planning consultants, architects, and design teams.
  • Act as the primary TT representative on these projects with:
  • Local authorities & planning officers
  • Government bodies
  • local communities & public stakeholders
  • Politicians and elected representatives.
  • Manage consultations and secure stakeholder support for development proposals.
  • Negotiate planning obligations, including Section 106 and Section 278 agreements.
  • Establish clear asset strategies to maximise development profits or disposal proceeds.
  • Assess development constraints such as title issues, funding structures, taxation, and planning limitations.
  • Identify redevelopment opportunities within the portfolio.

Development & Transaction Management

  • Lead on Development Projects (JV and Direct).
  • Expertise in Development and JVs from planning, technical design, through procurement and delivery to practical completion and completed sales.
  • Lead on development support into the disposals team in:
  • The preparation of sites to the market and the collation of comprehensive due diligence / marketing packs.
  • Legal and contract negotiation, efficiently through to completion.

Cross-Functional Collaboration

  • Work closely with strategy, commercial estate, finance, project management, tax, modelling, and new homes teams.
  • Advise internal stakeholders on valuation, planning, development, and disposal strategies.
  • Support new business initiatives and investment decisions.

Financial & Board Reporting

  • Prepare:
  • Business cases for spend in relation to value add.
  • Cash flow models.
  • Development appraisals.
  • Board reports and presentations.
  • Provide regular progress, budget, and performance updates to senior executives.

What skills you’ll bring to us

  • Member of the Royal Institution of Chartered Surveyors (RICS), with significant experience in identifying and maximising alternative-use value through the planning process.
  • Thorough understanding and experience in the planning process with experience of leading applications with particular emphasis on residential development schemes in Central London.
  • Experience of working on live developments and / or disposal of consented sites would be advantageous (preferably on prime Central London opportunities).
  • Proven experience in writing detailed board reports requesting spend for planning and/or development, managing programme, internal reporting and budgets.
  • Good understanding and experience of argus development appraisal software.
  • Experience in managing and driving external planning, legal, design teams.
  • Strong commercial acumen
  • Strong consultant contacts base.
  • Strong negotiating and communication skills.
  • Good contacts in the planning, development and agency markets.
  • Natural Team Player.
  • Self-motivated with a passion/can do attitude to achieve challenging results.
  • Excellent presentation and reporting skills.
  • Analytical with a key focus to detail.
  • Good IT skills including MS Office and internal DCF modelling applications.
  • Ability and willingness to meet deadlines.
