An established and ambitious property developer and construction business is seeking an experienced Senior Contracts Manager to oversee the successful delivery of a growing portfolio of residential-led developments across the North West. The business specialises in complex regeneration schemes, new-build housing, apartment developments, mixed-use projects and the refurbishment and conversion of existing buildings. The Role

Reporting directly to the Construction Director, you will take overall responsibility for the operational delivery of multiple projects, ensuring programmes, budgets, quality standards and health and safety objectives are consistently achieved. You will provide strategic leadership to project teams, managing Site Managers, Project Managers and subcontractors while maintaining strong relationships with clients, consultants, and key stakeholders. This role requires a commercially aware and proactive construction professional with a proven track record of delivering residential projects from inception through to completion.

Key Responsibilities

  • Oversee the delivery of multiple construction projects simultaneously.
  • Lead and support project teams to ensure safe, efficient and successful project execution.
  • Develop and monitor construction programmes to ensure milestones and completion dates are achieved.
  • Ensure all projects are delivered in line with agreed budgets and commercial targets.
  • Collaborate closely with commercial teams to manage costs, variations, procurement strategies and risk.
  • Drive compliance with all relevant legislation, company procedures, and industry best practice.
  • Monitor project quality standards and ensure defects are minimised.
  • Lead regular site visits, progress meetings, and performance reviews.
  • Manage relationships with clients, consultants, subcontractors, and statutory authorities.
  • Identify and mitigate operational risks across the project portfolio.
  • Support pre-construction activities, including buildability reviews and project planning.
  • Champion a positive health, safety, environmental, and quality culture throughout the business.
  • Provide regular reporting to senior leadership on programme, performance, and project risks.

About You

  • Proven experience in a Senior Contracts Manager or Contracts Manager role within residential construction or property development.
  • Strong background delivering new-build, refurbishment, and mixed-use projects.
  • Excellent knowledge of construction methodologies, programming, and project delivery.
  • Strong commercial awareness with experience working closely alongside commercial teams.
  • Comprehensive understanding of UK construction legislation, including CDM Regulations.
  • Exceptional leadership, communication, and stakeholder management skills.
  • Ability to manage multiple projects and priorities within a fast-paced environment.
  • Relevant construction qualification, such as a degree or HNC/HND in Construction Management, Civil Engineering, or a related discipline.
  • SMSTS, CSCS, and First Aid qualifications are essential.
  • Full UK driving licence.
