The Opportunity
Our client is a growing construction and interior fit-out specialist delivering projects across the commercial, industrial, retail, office and education sectors. With expertise spanning commercial fit-out, refurbishment, dilapidations, construction, roofing, M&E and specialist interiors, they deliver projects from initial concept through to completion, with a strong focus on quality, client relationships and successful project delivery. Due to continued growth, we are looking to appoint an experienced Contracts Manager to take responsibility for the successful delivery of multiple projects across the UK. The Role
As Contracts Manager, you will take overall responsibility for the operational delivery of multiple construction and fit-out projects, ensuring they are completed safely, on programme, within budget and to the required quality standards. You will work closely with the senior management, commercial and site teams, while managing clients, consultants, subcontractors and suppliers throughout the project lifecycle.
Key Responsibilities
- Manage multiple live construction, fit-out, refurbishment and dilapidation projects.
- Take projects from pre-construction and pre-start through to practical completion and handover.
- Lead and manage Project Managers, Site Managers and site-based teams.
- Develop, monitor and maintain project programmes.
- Ensure projects are delivered in accordance with contractual requirements, drawings and specifications.
- Monitor project progress, identifying potential delays, risks and issues and implementing corrective actions.
- Work closely with the commercial team to monitor budgets, variations, costs and overall project performance.
- Manage procurement, subcontractors, suppliers and labour requirements.
- Chair and attend regular progress meetings with clients, consultants and project teams.
- Maintain strong relationships with clients and stakeholders, ensuring a high level of customer satisfaction.
- Carry out regular site visits and project reviews.
- Ensure all projects are delivered in accordance with company Health & Safety, Quality and Environmental procedures.
- Ensure RAMS, permits, inspections and other project documentation are maintained to the required standard.
- Identify opportunities to improve project delivery, efficiency and profitability.
- Assist with resolving contractual, technical and operational issues.
- Ensure projects are successfully handed over, including snagging, completion documentation and final accounts.
- Support the continued development of the business through repeat business and strong client relationships.
About You
We are looking for an experienced Contracts Manager / Senior Project Manager / Construction Manager with a strong background in commercial construction, fit-out, refurbishment or general building. You will ideally have experience managing multiple projects and teams and be confident dealing directly with clients, subcontractors and consultants.
Essential Experience
- Proven experience within a Contracts Manager, Senior Project Manager or similar position.
- Strong background in construction, commercial fit-out, refurbishment or interiors.
- Experience managing multiple projects simultaneously.
- Strong understanding of construction programmes, project delivery and contractual requirements.
- Proven experience managing site teams and subcontractors.
- Strong commercial awareness and understanding of project costs and profitability.
- Excellent client-facing and communication skills.
- Strong organisational and problem-solving abilities.
- Ability to work independently and make confident decisions.
- Full UK driving licence and willingness to travel to UK-wide projects.
