Position: Property Manager
Location: North West London, NW3
Salary: Β£35k - Β£40k Depending on experience

Responsibilities:
Our client, a well-established London-wide independent estate agent, is looking for an experienced Property Manager to manage a portfolio of approximately 150 properties from their head office in North West London.
Duties and responsibilities:
- Managing a property portfolio and ensuring landlords and tenants receive a high level of service.
- Liaising with branches to ensure properties are ready for move-in.
- Agreeing and managing landlord float funds for property-related invoices.
- Dealing promptly with routine and emergency maintenance issues, liaising with contractors, landlords, block managers and developers where required.
- Responding promptly and effectively to internal and external complaints.
- Processing and authorising contractor invoices and requesting additional funds from landlords where necessary.
- Ensuring effective communication between the company, landlords and tenants.
- Ensuring conditions attached to property licences are complied with.
- Dealing with insurance claims, including liaising with block managers, loss adjusters and contractors and arranging estimates.
- Inspecting properties, submitting reports to landlords and following up on any works or requirements.
- Reviewing check-out reports, quantifying deposit deductions and liaising with landlords and tenants to negotiate agreements.
- Submitting disputes to the Tenancy Deposit Scheme where necessary and responding to tenant disputes.
- Maintaining clear communication between Property Management, Lettings, Accounts and overseas offices.
- Working as part of the team to ensure landlords' and tenants' needs are met and excellent customer service is maintained.
- Ensuring ARLA Propertymark guidelines are followed.
Property Manager Specification:
- Ideally ARLA Propertymark qualified to Level 3, although this is not essential.
- Minimum 4 years' experience in a similar property management role.
- Experience dealing with maintenance issues, inspections, deposits and the Tenancy Deposit Scheme.
- Basic knowledge of heating and hot water systems, plumbing and electrical matters.
- Strong knowledge of Microsoft Word, Excel and Outlook.
- Excellent written and verbal communication skills.
- Strong organisational skills and attention to detail.
- Ability to problem solve, prioritise and manage time effectively.
- A strong focus on customer service and delivering the right results.
- Ability to work effectively as part of a team.
