Are you an experienced Property Professional looking to join a thriving, friendly team in the heart of Pinner? Due to continued expansion, our client is seeking a dedicated Block Manager to oversee a diverse residential portfolio.

About the Role:

This is a fantastic opportunity for a proactive individual who excels at building relationships with leaseholders, troubleshooting challenges independently, and ensuring the highest standards of building maintenance and safety.

Key Responsibilities

  • Oversee communal areas, conduct regular site inspections, and maintain detailed logs of all findings and necessary actions.
  • Organise EICRs, HSFRAs, and ensure all health, safety, and fire regulations are strictly met across the portfolio.
  • Prepare annual service charge budgets, manage expenses/income, oversee building insurance renewals/claims, and complete LPE1 forms for flat sales.
  • Liaise with contractors for quotations and conduct site visits to verify that completed works meet required standards.
  • Attend client meetings and AGMs, onboard new clients, and deliver exceptional customer service to leaseholders.

The Ideal Candidate

We are looking for a proactive trouble-shooter who can hit the ground running, work independently, and take the initiative to solve problems efficiently.

Requirements:

  • A minimum of 3–4 years of proven experience in Property/Block Management.
  • Excellent written and verbal communication skills with strong attention to detail.
  • Proficient in Microsoft Office and general property management software.
  • A clean UK Driving Licence is essential, along with the ability to commute reliably to the Pinner office.
