Purpose of the Role:
The Sales Manager will lead, motivate, and develop a team of five Valuers to maximise instructions, auction entries, and revenue while maintaining exceptional customer service standards. This role balances strategic leadership, hands-on coaching, and high-performance sales management.
The ideal candidate will foster an accountable, activity-driven culture, empowering the team to manage existing client relationships proactively while relentlessly chasing new business opportunities.
Key Responsibilities:
- Team Leadership & Performance Management: Lead, mentor, and manage five Valuers; conduct impactful weekly 1-to-1s and regular team sales meetings. Cultivate a high-performance, collaborative culture through continuous coaching on sales techniques, negotiation, and client management. Set clear objectives, monitor individual/team KPIs using CRM systems, and implement structured development plans for underperforming staff. Oversee the recruitment, onboarding, and ongoing professional development of new team members.
- Sales Operations & Auction Administration: Oversee and complete the viewing schedule prior to catalogue launches and establish bidding increments before going live. Act as the "conductor" for live auctions, driving energy and momentum as the bidding builds to a crescendo. Provide occasional assistance with property appraisals during peak times or staff absences.
- Business Development & Pipeline Management: Drive the team to actively prospect estate agents, solicitors, investors, developers, and local market contacts to generate high-value referrals. Personally spearhead high-value account development and support the team during major client pitches. Maintain absolute transparency over the entire sales pipeline—from initial enquiry and valuation to pending instructions and auction entries.
- Cross-Functional Collaboration & Strategy: Partner closely with the Operations team to align sales activity with capacity, manage client expectations, and meet strict auction deadlines.
Key Performance Indicators (KPIs):
- Auction instructions secured, total auction entries, revenue achieved, gross profit, average fee size, and conversion rates.
- Volume of business development meetings, completed valuations, prospecting activity, and CRM data compliance.
- Staff retention, engagement scores, and the successful delivery of individual development plans.

- Commercially astute with experience using CRM data to monitor activity (calls, conversions, pipeline) and drive performance.
- Exceptional negotiation, relationship-building, and interpersonal skills.

- Noticeably improve the lead-to-auction instruction conversion rate across the board.
- Standardize proactive business development activity, ensuring consistent outreach to introducers and repeat clients.
- Successfully assume ownership of day-to-day sales functions, freeing up the Managing Director to focus purely on strategic business growth.
