We are supporting a well-established and growing UK-based property services organisation, operating across facilities management, commercial cleaning, and related outsourced services. The business employs 200+ people and has ambitious growth plans, including UK-wide expansion and future acquisitions. As part of this journey, they are seeking an experienced Managing Director to lead day-to-day operations, strengthen commercial performance, and prepare the business for its next phase of growth.

This role offers a clear progression route to Group Director, with genuine influence over strategy, structure, and scale.

Managing Director Benefits:

Managing Director Duties:
  • Operational & Commercial Leadership
    • Take full responsibility for the day-to-day leadership and performance of the business
    • Ensure high-quality delivery across all property services, facilities management, and commercial cleaning contracts
    • Translate business strategy into clear operational plans and measurable outcomes
    • Drive consistency, efficiency, and service excellence across all regions and contracts
  • People Leadership & Development
    • Lead, mentor, and develop senior managers and heads of department
    • Build a strong management structure with clear accountability and ownership
    • Champion training, development, and succession planning across the organisation
    • Support recruitment, retention, and engagement of operational and management staff
  • Financial & Budget Management
    • Maintain strong control of budgets, margins, and operational costs
    • Work closely with finance teams to manage forecasting, cash flow, and financial risk
    • Ensure commercial decisions support sustainable profitability
    • Identify opportunities to improve efficiency and financial performance
  • Client & Stakeholder Management
    • Build and maintain senior relationships with key clients and stakeholders
    • Oversee contract mobilisations, renewals, and service changes
    • Manage escalations effectively and protect long-term client relationships
    • Represent the business professionally with customers, partners, and suppliers
  • Growth, Projects & Strategy
    • Lead and oversee key projects, including service improvements and operational change
    • Support business growth initiatives and integration of future acquisitions
    • Improve systems, processes, and reporting to support scalability
    • Ensure compliance with health & safety, employment law, and regulatory standards
Managing Director Essential Experience/ Skills:
  • Senior leadership experience within facilities management, property services, commercial cleaning, or a labour-intensive service environment
  • Experience operating at Director/ Head of level or as a Senior Manager ready to step into a Managing Director role
  • Strong commercial acumen with proven experience managing budgets, margins, and P&L
  • Demonstrated success leading multi-site or contract-based operations
  • Experience developing people, building leadership capability, and improving performance
  • Confident stakeholder management and client-facing experience
  • Project management experience and ability to lead operational change
