We have an excellent opportunity for an experienced and commercially driven Quantity Surveyor to join the Planned Works division of an established construction contractor, delivering social housing projects across London and the South East.
This is a varied commercial role where you will take responsibility for the financial performance of assigned projects from procurement through to final account. You will work closely with operational teams, clients and subcontractors to ensure projects are commercially well managed, risks are identified early and financial targets are achieved.
The role would suit a Quantity Surveyor with previous experience within planned maintenance, refurbishment or social housing, who is comfortable taking ownership of their projects and working closely with both site and commercial teams.
Key Responsibilities
- Take commercial responsibility for assigned planned works projects, managing costs, budgets and financial performance.
- Prepare monthly cost-to-complete forecasts, cashflow forecasts and CVRs, including variance analysis and commentary.
- Develop procurement schedules in line with project programmes and manage subcontractor procurement from tender through to appointment.
- Analyse subcontractor quotations, negotiate terms and ensure best value is achieved.
- Manage subcontractor accounts, including valuations, payment certificates, pay-less notices and final accounts.
- Prepare and submit accurate client valuations covering measured works, variations and supporting documentation.
- Agree interim valuations with client representatives and monitor outstanding payments and retention releases.
- Identify, price and submit variations in accordance with the relevant contract requirements.
- Work closely with site teams to ensure variations and changes are identified and recorded as they occur.
- Carry out site measurements and visits to verify progress, project conditions and commercial assumptions.
- Identify commercial risks and opportunities and maintain appropriate risk and opportunity reporting.
- Monitor project KPIs and implement commercial measures to protect and improve margins.
- Ensure key commercial deadlines are achieved, including CVRs, procurement, payments and forecasting.
- Provide commercial feedback to estimating and pre-construction teams based on project performance.
- Manage project close-out, including final accounts, demobilisation and recovery of outstanding monies.
- Build strong working relationships with clients, subcontractors, project managers and other internal stakeholders.
- Where required, support and supervise junior members of the commercial team. xgikmsk
