We are working with an established construction and property business looking to appoint an experienced Senior Aftercare Manager to take full ownership of its aftercare function. This is a key position within the business, responsible for leading the existing aftercare team while overseeing defects, remedial works and the ongoing management of retained development properties. The successful individual will need a strong construction aftercare background, sound technical knowledge of building defects and the ability to manage both people and processes effectively. This would suit someone who enjoys taking ownership of a department and driving issues through to resolution rather than simply coordinating them. The Role Working closely with construction teams, clients, subcontractors and internal stakeholders, you will oversee projects from practical completion through the aftercare and defects period. You will also manage the existing aftercare function, including an Aftercare Manager, Aftercare Coordinator and directly employed maintenance operatives. Key responsibilities will include: * Taking overall responsibility for the aftercare department and ensuring a consistently high level of service. * Leading, supporting and developing the existing aftercare team. * Managing the transition of projects from practical completion into the aftercare period. * Developing and implementing project-specific aftercare plans in line with contractual obligations and agreed SLAs. * Logging, assessing and prioritising defects reported following completion. * Undertaking technical assessments of defects and determining the appropriate remedial action. * Coordinating remedial works through internal teams, direct labour and subcontractors. * Managing maintenance operatives, allocating workloads and monitoring the quality and completion of works. * Ensuring subcontractors remain accountable for defects falling within their contractual Defects Liability Period. * Carrying out regular site visits and meeting with clients to review outstanding matters and maintain strong relationships. * Developing preventative maintenance programmes and carrying out regular property audits. * Ensuring remedial and maintenance works are completed safely, efficiently and to the required standard. * Maintaining accurate records of defects, repairs, maintenance, compliance and client interactions. Property & Tenant Management Alongside the construction aftercare function, the Senior Aftercare Manager will have responsibility for retained development properties. This will include managing tenant enquiries, onboarding, lease renewals, rent adjustments and general lease compliance, while building positive relationships with tenants and maintaining high levels of occupancy and satisfaction. You will ensure properties remain safe, compliant, well maintained and commercially attractive. Commercial & Compliance Responsibilities The role also carries responsibility for monitoring aftercare and property expenditure, including preparing and reviewing budgets, approving works through the appropriate internal procedures and identifying opportunities to reduce unnecessary costs. You will provide regular reporting to senior management covering areas such as aftercare expenditure, property performance, recurring defects, client feedback and occupancy. The successful individual will also ensure that properties and aftercare activities comply with relevant UK health, safety and environmental requirements, maintaining appropriate documentation and ensuring necessary risk assessments are completed. About You We are looking for an experienced construction aftercare professional who is comfortable taking ownership of a busy department and managing a variety of priorities. Ideally, you will have: * Strong experience within construction aftercare, defects or property management. * Previous experience managing and developing a team. * A good technical understanding of construction defects and remedial works. * The ability to assess defects and confidently determine appropriate remedial solutions. * Experience managing subcontractors and directly employed maintenance teams. * Good commercial and contractual awareness, particularly around defects and subcontractor liability. * Knowledge of property compliance, health & safety and relevant UK regulations. * Strong organisational and reporting skills. * Excellent client, tenant and stakeholder management abilities. * Experience managing budgets and monitoring expenditure. * Strong IT skills, including Microsoft Office and relevant property or maintenance management systems. * A proactive, organised and solutions-focused approach. The position involves regular travel between developments and properties, therefore a full UK driving licence is essential.
