Join us as a Stock Condition Surveyor at Thirteen Group! Are you ready to use your expertise to ensure our asset data is accurate, reliable and fit for purpose? Help shape investment decisions and influence the future direction of our five-year investment programme. This is an excellent opportunity for an experienced surveyor who understands the importance of accurate asset data and can confidently validate property information, identify component lifestyles and ensure stock records accurately reflect conditions on site before investment works commence.

You will assess against Decent Homes Standards, identify risks under the Housing Health and Safety Rating Systems (HHSRS), undertake energy efficiency surveys, and produce Energy Performance Certificates (EPCs) where required. This is a roam role, so you’ll mainly work across sites and properties within our operating area, as well as from our fantastic office at Hudson Quay in Middlesbrough. We’ll need you to be flexible around business and team need, so you may need to come into the office more frequently when required.

Key Responsibilities:

  • Carry out detailed stock condition surveys and pre-programme inspections across our housing stock.
  • Produce clear, accurate technical reports and recommendations.
  • Validate existing stock data and confirm property, component, and attribute information through site inspections.
  • Gather, analyse, and record accurate condition data to support future investment planning.
  • Identify discrepancies in asset records and ensure information is corrected and updated within asset management systems.
  • Assess properties against Decent Homes Standards and HHSRS requirements.
  • Undertake energy efficiency assessments and produce EPCs where required.
  • Support the development of planned maintenance and investment programmes through robust data collection and verification.
  • Respond to urgent survey requests and contribute to the successful delivery of organisational priorities.

About You:

  • Significant experience carrying out stock condition surveys and producing high-quality technical reports.
  • Qualified to HNC, HND or equivalent in Building Surveying or a related technical field.
  • A Housing Health and Safety Rating System (HHSRS) Assessor.
  • Experience validating asset data and gathering accurate property information to inform investment decisions.
  • A strong understanding of building components, lifecycle planning, and housing asset management.
  • Experience assessing properties against Decent Homes Standards and HHSRS requirements.
  • Strong attention to detail with the ability to identify and resolve inconsistencies in stock records.
  • Experience working within housing repairs, maintenance, or asset management environments.
  • Full UK driving licence and willingness to travel across our operating areas.
