Role Overview:

Thirteen Group is on the lookout for a Head of Group Assets (Property Management) to successfully facilitate and manage disposals of Thirteen's assets; re-negotiate property terms on existing stock; undertake acquisition and disposals; and manage the commercial portfolio to ensure best value for the company in asset and income terms.

As our go-to expert in managing the head interests of a diverse property portfolio, you’ll bring insight and direction that influence day-to-day operations and long-term strategy. This is a hybrid role, so you’ll work mainly from home and at least one day a week from our fantastic office at Hudson Quay in Middlesbrough. We’ll need you to be flexible around business and team needs, so you may need to come into the office more frequently when required.

Key Responsibilities:

  • Drive key property transactions across the property portfolio, including disposals, acquisitions and mergers.
  • Lead initiatives to enhance asset performance and support strategic decision making. You’ll be using data and insights to monitor portfolio performance and support opportunities on property viability, repurposing, or disposal.
  • Oversee property management for our land and commercial property portfolio. You’ll deliver effective repair and management programmes and manage landlord and tenant management services including rents, leases, purchases and sales.
  • Overall responsibility for facilities management, contracts and supplier performance.
  • Embed strategies to maximise value and performance across a diverse commercial asset base, whilst managing risk and regulatory changes.

About You:

  • With significant experience in a commercial property role, you’ll have technical knowledge and a grounding in property management. Ideally, you’ll also have or be working towards MRICS accreditation.
  • In-depth knowledge of the Landlord and Tenants Act and a comprehensive understanding of strategy and policy development in the commercial property sector.
  • Expertise in property management covering leasing, letting, leaseholds, landlord, and tenancy management.
  • A fantastic people manager, skilled in leading, inspiring, and motivating your team. We’re open to hearing from candidates who are ready to take the next step in their career.
  • Excellent influencing and negotiation skills to effectively engage with stakeholders, customers, and senior leaders.
