Thirteen Group is on the lookout for an Asset Strategy Director to lead and shape our long‑term asset management strategy. As Asset Strategy Director, you’ll define and drive our strategic approach to asset management, ensuring our homes are safe, sustainable and fit for the future. You’ll align investment decisions with customer needs while embedding a data‑led approach to enhance performance, support regulatory compliance, and deliver long‑term financial resilience. We expect you to be on site two to three days a week working from our fantastic office space at Hudson Quay in Middlesbrough.

Key Responsibilities

  • Drive our asset strategy and long‑term portfolio direction, setting clear priorities for investment and disinvestment decisions across all assets, including our homes, retail, commercial and community buildings.
  • Provide great leadership across multi‑disciplinary teams, with oversight of asset strategy, environmental sustainability, and group asset functions.
  • Define and deliver strategic asset plans that align homes with customer needs, environmental standards, and regulatory expectations.
  • Embed strategic asset management lifecycle processes to maximise value and deliver better customer outcomes.
  • Partner with finance, development and operations teams to inform strategic decisions on housing provision and long‑term investment planning.
  • Champion sustainability initiatives and drive net‑zero carbon ambitions, ensuring compliance with regulatory and statutory reporting requirements.
  • Drive portfolio performance, identifying opportunities for regeneration, disposal, reinvestment and optimisation to maximise long‑term value.
  • Lead the organisation’s asset data, insight and stock condition intelligence, ensuring high‑quality data informs decision making and regulatory compliance.

About You

  • Extensive experience in strategic property management, including asset management and stock investment delivery.
  • Relevant degree or professional qualification, such as RICS or CIOB, or substantial relevant experience.
  • Proven success in strategically leading large‑scale projects, managing risks, and delivering impactful change.
  • Thorough knowledge of funding models, financial planning and investment strategies in asset management.
  • A great relationship builder, able to develop strong relationships with strategic partners, regulators and stakeholders to influence funding opportunities and sector direction.
  • Substantial experience in bidding, tendering and contract management within property‑related environments.
  • Skilled in strategic financial management, demonstrating good commercial acumen and data‑driven decision making.
  • A fantastic leader who motivates and empowers your teams to drive success and innovation.
