Role Overview:
Thirteen Group is on the lookout for a Property Investment Delivery Director (internally known as Investment Delivery Director) to lead the strategic delivery of investment services. You’ll ensure we provide fantastic homes that meet our customers\’ needs while being safe, secure, and energy efficient.
We’re looking for a visible leader, so it goes without saying that you’ll be on site at least two to three days a week. You’ll work from our fantastic office space at Hudson Quay in Middlesbrough, as well as getting out and about on our estates in local communities.

Key Responsibilities:
- Lead and implement the strategic direction for our multi-million-pound property investment delivery programme. You’ll ensure that large-scale projects are completed on time, within budget, and to high standards.
- Manage future partnering contracts, and take responsibility for the planning, mobilisation, and commercial management of programme delivery.
- Ensure robust contractor management and oversee procurement, performance, and compliance.
- Build strong relationships with stakeholders, including customers, colleagues, contractors, and regulatory bodies.
- Inspire, support, and empower your teams to innovate, improve, and deliver outstanding service outcomes, whilst being an active and influential member of our Senior Leadership Team.
About You:
- A fantastic leader, with a proven track record of leading large-scale projects, managing risk, and delivering impactful change under pressure and tight deadlines.
- Extensive experience in strategic property management, including asset management, investment and repairs. You may also have a relevant degree or professional qualification, such as RICS or CIOB.
- Strong technical knowledge of your operating environment. You’ll be confident with CDM regulations, building safety, health and safety, and compliance, within an investment delivery setting.
- Commercially astute, with great experience of contract and partnership management.
- Someone who can motivate and empower your teams to drive success and innovation, as an approachable and authentic leader.
- An advocate of the customer, with strong influencing and relationship management skills to engage with colleagues across Thirteen, external partners, and regulators.
