Third Space is a collection of luxury health clubs in London; individual in style, bound by a common philosophy: to provide outstanding fitness spaces that members feel are their own. Our people are the creators that bring the space to life. We're a team of motivators, inventors, and coaches; always striving to grow and evolve. It's not just a job, it's a lifestyle. We inspire our members to fulfil their lives and they rely on us and we wouldn't have it any other way. This is our space.

In December 2025 we opened club number 14, The Whiteley. Set within a beautifully-restored Grade II-listed building, our projects team transformed three historic floors into a stunning health club. From cutting-edge training zones crowned by a bespoke glass dome, to serene poolside wet spa and recovery facilities, this club is a true example of the team's passion and drive to create something special. This year and beyond, our plan is to almost double our estate, as well as continue the ongoing refurbishments of our existing portfolio. Thanks to this exciting expansion, we are now looking to appoint an M&E Specialist Project Manager to add to our growing team.

Reporting into the Head of Projects, you will act as a client-side lead, taking full responsibility for directing, managing and coordinating external M&E Consultants, contracts and specialists across multiple projects at once, from concept through RIBA stages to on-site delivery.

Key Responsibilities:
  • Undertake feasibility studies and technical due diligence for new club locations, assessing M&E viability, plant requirements, utilities, spatial needs and commercial/cost implications.
  • Oversee the coordinated design process of building services, ensuring integration with architectural layouts, structural constraints, operational workflows and brand requirements.
  • Review and challenge consultant designs, technical submissions and value engineering proposals.
  • Support the QS/Cost Manager with procurement, package scoping, tender evaluations, value engineering and contractor/subcontractor appointments.
  • Maintain direct responsibility for cost awareness for M&E elements throughout the project lifecycle including variations.
  • Identify and develop energy-saving opportunities through plant optimisation, controls strategies, heat recovery and monitoring.

We are looking for an M&E Specialist with experience in commercial environments similar to Third Space: ideally hotels, health clubs or spas. This role will be the first point of contact and internal representative for Third Space with external M&E Consultants across multiple projects, so to be successful in this role you will need to have strong communication skills and have strong technical knowledge in order to push back and challenge where necessary.

As well as joining a high-growth, entrepreneurial and premium lifestyle brand, we have a suite of benefits designed to help you maximise good health and wellness. You and a friend or family member will be given a complimentary Group membership which will give you access to all of our clubs and we will actively encourage you to use your additional benefits which include discounted rates across our Spa, Medical, Nutrition and Hospitality brands.
