About the Project

We are seeking an experienced and motivated Site Manager to oversee the construction of a £5 million apartment block in Birmingham. This project will deliver high-quality, affordable homes in partnership with a housing association, aiming to provide modern, sustainable housing for the local community. The scheme includes circa 40-50 units and will involve working closely with local government representatives, residents, and internal teams.

Key Responsibilities

  • Take full ownership of day-to-day site operations, ensuring delivery on time, to budget, and to quality standards.
  • Manage subcontractors, suppliers, and direct labour on site, ensuring safe, efficient, and compliant delivery.
  • Ensure that all site activities are carried out in accordance with health, safety, and environmental legislation and company procedures.
  • Work collaboratively with the project team, including Quantity Surveyors, Design Managers, and the wider construction team.
  • Liaise regularly with representatives from the local authority and other stakeholders, maintaining strong working relationships and open communication.
  • Monitor construction progress and produce regular site reports for internal and client use.
  • Manage site logistics including deliveries, access, and waste management.
  • Lead site-based meetings and briefings, ensuring all team members understand the project objectives, timelines, and expectations.

Requirements

Essential:

  • Proven experience as a Site Manager on residential construction projects, ideally including affordable or social housing.
  • Track record of delivering schemes of similar value (£3m-£10m).
  • SMSTS, CSCS (Black or White card), and First Aid at Work certifications.
  • Strong knowledge of building regulations, NHBC/LABC standards, and health and safety compliance.
  • Excellent leadership, communication, and organisational skills.
  • Ability to effectively manage and coordinate multiple subcontractor packages simultaneously.
  • Competent in using digital site management tools (e.g. Field View, Viewpoint, or similar).
