Seeking an Electrical Maintenance Supervisor to be based on a client site in Sunbury. The Supervisor forms part of the technical team service provided under the contract. This role falls part of the Operations based at Sunbury as a static based role. The core hours are Monday to Friday 0800 till 1700 (40 hours per week). However, the candidate will need to be flexible in their start times to ensure that they are able to support the client's needs. Any additional hours worked outside the core hours will be paid at a standard call out rate. They may at times be asked to undertake call out to support the site.
Responsibilities
- The role will provide support in the coordination, planning and monitoring of the engineers, auditing, and enforcement of the Control of Work requirements.
- The role is responsible for the safe execution, agreed quality and timely completion of PPMs and Work orders, and to ensure that the Client & JLL requirements are adhered to at all times.
- Help planning with the contract support the onsite team workload, while also required to act as an interim manager covering absences and leave on site and planning the workload.
- Accountable to the Technical Management.
- Will also work alongside the planning and scheduling team and engineering delivery.
- Provide first point of contact for the engineering team.
- The role will be a working role in the field with a 10% proportion set to tasks with eLearning and assignment of workload.
Key objectives of the role
- Host, oversee and work with visiting contractors, both project-related and in support of the operational team activities, as directed by the TSM.
- Manage work delivery at client premises, ensuring agreed quality objectives and timely project completion.
- Manage safe execution of work to ensure adherence to the safe systems of work.
- Carry out tasks and work orders to meet SLAs and PPMs set by the contract.
- Look to innovate and improve on best practices and support JLL growth by developing skill sets and learning new processes.
- Ensure completion of all reactive Helpdesk Requests ensuring closing and completion in line with SLAs.
- Support the Client Projects / JLL Projects and Operational teams by coordinating activity and advising limitations, from both a COW process.
- Develop and maintain consistent, professional and effective communication with project managers, contractors, consultants, customers and client representatives.
- Provide suitable Health & Safety information to the site management team including client protocols & JLL requirements, local procedures, welfare facilities.
- Issue and clearance of Permits to Work as required within their discipline.
- Issue of isolation Certificates to all Mechanical required works.
- Carry out SOCs and point of work risk assessments.
- Take appropriate action where sub-standard performance has been identified. Ensure this is escalated.
- Ensure that refresher training is undertaken for safety critical job specific requirements at regular intervals.
- Proactively seek innovation in all areas of service provision, in pursuit of continuous improvement.
- Other duties as assigned by the Technical Manager.
- Liaise with the account Compliance Lead to ensure audit compliance at all times.
- Ensure maintenance is carried out in line with JLL procedures, safe systems of work where applicable and action improvements identified during the building and workplace inspections and reviews, support and taking guidance from the Control of Works Lead.
- Escalate urgent issues identified through to the Technical Management team.
- Able to apply a risk focused maintenance approach and operations of plant and systems.
- Able to obtain and support with cost related to delivery of maintenance activities (specialist and self-perform).
- Provide supervision and leadership of a Technical Team that ensures the efficient and safe operation of client location(s).
- Lead and develop a ONE TEAM approach with all Integral/ JLL staff and supply partners as part of Third Party Contractor Management.
- Provide emergency response standby, call out.
- Escalate urgent issues identified through to the Technical Services M Account Manager in response when required to support with escalations.
- Respond to work interruptions, outages or emergencies consistent with the SLA.
- Establish emergency response escalation programs working with the client and Security to ensure the appropriate representatives are notified of emergency conditions in a timely manner.
- Operate to forward maintenance plan that track asset condition provide real time data via correigo to the TSM.
- Responsibility for ensuring all related engineering maintenance documentation/records are kept in clearly identified and retrievable systems.
