We are seeking a conscientious and enthusiastic Surveyor with a can-do attitude and flexible approach. This role requires strong technical capability in building construction and diagnostics, with particular emphasis on identifying root causes of damp, mould, and disrepair issues. The successful candidate will be required to complete building surveys, scope remedial works, and ensure that corrective solutions are designed and delivered effectively. A high degree of accuracy, professional judgement and attention to detail is essential. Alongside technical competencies, the role requires the ability to plan, initiate, manage and close small-scale projects using both contractors and directly employed operatives.
RESPONSIBILITIES
- Ability to diagnose root causes using evidence-based assessment rather than symptomatic repair.
- Capability to project-manage small works from survey through to completion, using suitable contractors and direct labour.
- High levels of accuracy, clear written reporting, and methodical record-keeping.
- Escalate to the Contract Manager any serious events or occurrences that need to be addressed urgently, and highlight key issues, trends or issues that could affect service delivery performance longer term if not addressed.
- Ensure works that you are accountable for are supervised and monitored through to completion.
- Recruit and induct operatives ensuring they have a professional introduction to the company and contract and ensure the probationary process is effectively managed and completed to a successful outcome for the company.
- Understand each toolbox talk topic and deliver confidently yourself, ensuring that operatives attend when required.
- Treat tenants with respect, demonstrating a courteous manner, escalating if an issue cannot be resolved to the Contract Manager.
- Carry out absence management procedures, undertaking return to work interviews, and performance reviews where required, accident incident, and near miss investigations, ensuring these are completed in a professional and timely manner.
- Provide escalation as part of an out of hours service, attending site where requested.
SKILLS REQUIRED
- Able to conduct building surveys and preparing technical reports to diagnose building defects including damp and mould.
- Capable of managing varied repair and refurbishment projects from inception to completion.
- Able to recruit and induct staff ensuring they have a professional introduction to the company and contract whilst supporting and coaching operatives to achieve the perfect process.
- Possess interpersonal skills and ability to communicate at all levels in a professional manner being able to challenge and be challenged.
- Have an organised approach to work and time management.
QUALIFICATION REQUIRED
- Desired: HNC/HND or NVQ Level 4+ in Building Studies/Construction plus PCA CSTDB or CSRT
- Ideal: Degree-level Building Surveying qualification + RICS/CIOB membership + PCA certification
- Have a full driving licence.
EXPERIENCE
- 5 years' experience of working in a Building Maintenance environment across multiple trades.
- Managing the delivery of maintenance and repairs and planned works.
- Proven experience in building surveying and/or building pathology investigations, particularly damp, mould, and condensation.
- Strong understanding of building construction, property defects, remedial methodologies, and relevant statutory requirements.
