We are seeking a proactive and hands-on Maintenance Manager to lead the maintenance operations of our recently renovated, 164-room listed hotel . This role requires someone with a strong technical background, excellent organizational skills, and a deep understanding of heritage building maintenance , who can ensure the hotel remains safe, operational, and aesthetically maintained at all times.
Key Responsibilities
- Oversee all aspects of property maintenance, including guest rooms, public areas, back-of-house, plant rooms, and external areas.
- Lead and develop a small team of maintenance technicians, ensuring high standards of repair, safety, and preventative maintenance.
- Implement and manage a planned preventative maintenance (PPM) schedule , ensuring compliance with manufacturer specifications and legal requirements.
- Monitor and maintain building systems, including HVAC, plumbing, electrical, lighting, and fire safety systems.
- Ensure compliance with Health & Safety, fire regulations , and statutory requirements, maintaining up-to-date records and documentation.
- Manage relationships with external contractors and suppliers, ensuring quality work and value for money.
- Quickly respond to emergency maintenance requests and effectively resolve issues to minimize guest disruption.
- Support sustainability initiatives and energy efficiency improvements within the hotel.
- Act as a key point of contact for building inspections and liaise with local authorities as necessary (especially with listed building requirements).
- Participate in capital projects and refurbishment plans to maintain and enhance the hotel infrastructure.
Requirements
- Proven experience in a similar Maintenance or Engineering Manager role, ideally within the hotel or hospitality sector.
- Strong technical knowledge across multiple disciplines: electrical, mechanical, plumbing, and HVAC.
- Experience managing a listed or heritage building is a significant advantage.
- Excellent understanding of Health & Safety, fire safety legislation , and statutory compliance.
- Demonstrated ability to lead and develop a small maintenance team.
- Strong communication, time management, and organizational skills.
- Hands-on approach – comfortable carrying out maintenance tasks as needed.
- Flexibility to respond to emergencies and occasional out-of-hours work.
- Relevant trade qualifications and certifications (e.g., Electrical, HVAC, Health & Safety certifications) are highly desirable.
