Overview

You will work outside in all weather, overseeing work carried out by roof and hard standing maintenance technicians. You will lead the physical cleaning of extraneous debris, supervise staff, schedule and prioritise workloads, and ensure safety and quality standards. The role is operational, active and physical, requiring working at height, manual handling, vibration equipment, vehicle driving and height plant.

Main Duties And Responsibilities

  • Oversee inspections, cleaning and removal of extraneous debris from roof spaces and hard standings across the estate.
  • Manage external services staff and other team members, delegating work and monitoring performance.
  • Ensure team compliance with Landscape strategy, permit system and SFG20 guidance.
  • Plan and implement working at height activities, aligning with TUOS policy and legislation.
  • Oversee all aspects of equipment procurement, maintenance, repair and LOLER inspections.
  • Allocate work to external technicians, ensuring completion to expected standard and timescale.
  • Provide technical advice and demonstrations to staff on use of specialist equipment.
  • Identify and report on issues with building fabric, gutters and drainage systems.
  • Work with senior management on people issues such as sickness absence, capability and recruitment.
  • Co‑operate with the Landscape Management Team to plan resource use for delivery of key business objectives.
  • Monitor quality of work in line with quality and safety standards, reporting findings and providing solutions.
  • Carry out inspections to evaluate quality of work, both in progress and completed.
  • Support internal audits to ensure compliance with HSWAS 1974, ISO9001 and ISO14001 integrated management systems.
  • Respond to requests for assistance outside normal working hours and support cold weather plan activities.
  • Carry out other duties commensurate with the grade and remit of the post.

Criteria

  • Essential experience in operational leadership of a high‑quality external cleaning service and ability to work safely in all weathers.
  • Essential detailed knowledge of working at‑height regulations, equipment, permit to work systems and willingness to undertake IPAF training.
  • Essential willingness to work outside core business hours as required.
  • Essential experience in reviewing and monitoring individual team performance and progress.
  • Essential competency in overseeing high‑quality external cleaning operations and equipment use.
  • Essential effective communication skills for face‑to‑face, telephone and email enquiries.
  • Essential hold a relevant health and safety qualification (IOSH Managing Safely) and willingness to carry out NEBOSH GC.
  • Essential hold a full and current UK driving licence.
  • Essential willingness to work flexibly through the TUOS satellite location, including ACS, Main Campus and satellite locations.
