Responsibilities

  • Undertake feasibility studies and technical due diligence for new club locations, assessing M&E viability, plant requirements, utilities, spatial needs and commercial/cost implications.
  • Oversee the coordinated design process of building services, ensuring integration with architectural layouts, structural constraints, operational workflows and brand requirements.
  • Review and challenge consultant designs, technical submissions and value engineering proposals.
  • Support the QS/Cost Manager with procurement, package scoping, tender evaluations, value engineering and contractor/subcontractor appointments.
  • Maintain direct responsibility for cost awareness for M&E elements throughout the project lifecycle including variations.
  • Identify and develop energy-saving opportunities through plant optimisation, controls strategies, heat recovery and monitoring.

Job Overview

We are looking for an M&E Specialist with experience in commercial environments similar to Third Space, ideally hotels, health clubs or spas. This role will be the first point of contact and internal representative for Third Space with external M&E Consultants across multiple projects. It requires strong communication skills and technical knowledge to push back and challenge where necessary.

Key Responsibilities

Reporting into the Head of Projects, you will act as a client-side lead, taking full responsibility for directing, managing and coordinating external M&E Consultants, contracts and specialists across multiple projects at once, from concept through RIBA stages to on-site delivery.

Qualifications

Experience in commercial M&E in hotels, health clubs or spas; strong technical knowledge; excellent communication and negotiation skills.
