The pub overlooks Stourport's historic bridge and the riverside park. It has a beer garden with direct views of the bridge, greenery, and river. It is close to the Fairground that opens all year round. There are approximately 2,500 adults within a ten-minute walk, and the area attracts tourists and visitors to nearby attractions. There are 20 other licensed premises within a 10-minute radius. The pub is surrounded by shops, eateries and pubs, as well as riverside paths. The main customer base is comprised of retired and employed adults in an area of medium affluence.
The site currently has the ability to drive trade via live sports, a selection of pub games such as pool and darts, and pub games machines. The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
