- The Area: Located in the heart of Chilwell, a suburban area in Broxtowe, Nottinghamshire, this pub is surrounded by a strong local customer base. With 4,301 adults within a 10-minute walk, it sits in a medium to high affluence area with independent shops and a strong community spirit. Just five miles from Nottingham city centre, it's perfectly placed to attract locals, students, and families.
- The Offer: The pub is available on our investment tenancy agreement. Following a full refurbishment, this venue will be transformed into a vibrant community pub with a strong wet‑led focus. The improved design will feature a welcoming bar, social spaces, and pub games zones with darts and pool. Live sports, including Sky Sports and TNT, will attract match‑day crowds, while quiz nights, bingo, live music, and more will create a lively rhythm of the week. The drinks range will include lagers, premium beers, wines, spirits, and soft drinks, complemented by a simple cold back‑bar food offer and a basic coffee selection.
