The Three Crowns is located in the village of Ashurstwood, which is about a mile from East Grinstead in West Sussex. The pub is surrounded by residential housing, with many people commuting into London during the working week. Several historic sites nearby such as Saint Hill Manor and Standen attract local tourists. The pub is one of only two pubs in an area of around 2,500 adults within a 20‑minute walk of the front door. A large proportion of the affluent customer base is made up of families with older children and the retired.

With our 5 Star Promise, the rent at the start of your agreement is fixed until the end of its initial term. Indicative entry costs range from £16,833 to £90,300. Annual estimated turnover: £531,074. Annual rent: £40,000. Entry costs deposit: £10,000. Deposit build‑up from 1 month rent. Estimated fixtures & fittings value: £66,800. Rented fixtures & fittings deal available. Stock valuation: £10,000. Working capital required: £3,500. All figures quoted are exclusive of VAT. Estimated working capital is an estimate of key start‑up costs such as professional fees, training fee, premises licence fee, F&F valuation fee and till floats.
