The Role
This position will take a leading role in managing the entire preconstruction process on major workplace fit out projects.
Working alongside clients, consultants, designers, commercial teams and operational teams, you will be responsible for ensuring opportunities are properly planned, costed, programmed and developed before entering construction.
The successful candidate will oversee multiple live opportunities at various stages of development, ensuring all technical, commercial and programme-related aspects are effectively coordinated and managed.
This role would suit an experienced Senior Preconstruction Manager, Bid Lead or Preconstruction Lead who enjoys taking ownership of complex projects and working closely with both clients and delivery teams to create practical, commercially successful solutions.
Key Responsibilities
- Leading preconstruction activities on commercial workplace projects valued from £5m upwards.
- Managing opportunities from tender receipt through to preferred bidder status and project award.
- Reviewing employer's requirements, project documentation and design information.
- Developing and managing preconstruction programmes and tender deliverables.
- Coordinating design consultants and specialist subcontractors throughout the preconstruction period.
- Working closely with estimating and commercial teams to ensure accurate cost planning and budgeting.
- Identifying project risks, constraints and opportunities and developing mitigation strategies.
- Reviewing buildability, logistics, procurement and construction methodologies.
- Chairing design review meetings and coordinating stakeholder workshops.
- Supporting presentations, interviews and clarification meetings.
- Producing detailed preconstruction reports and recommendations for both internal and external stakeholders.
- Managing the transition from preconstruction into delivery, ensuring project teams are fully briefed and mobilised.
- Supporting continuous improvement initiatives across the preconstruction function.
- Candidate Requirements
To be considered, applicants must demonstrate
- Currently working for a commercial office fit out or Design & Build contractor within preconstruction.
- Proven involvement in CAT B workplace projects valued at £5m+.
- Experience managing projects through the complete preconstruction lifecycle.
- Strong understanding of procurement, design development, programme planning and construction methodology.
- Experience coordinating multidisciplinary design and consultant teams.
- Experience presenting information to clients and key stakeholders.
