The Shore Group is partnering with a market-leading £200m+ Tier 1 contractor to appoint a Divisional Commercial Director to play a pivotal role in the next phase of their growth. With an outstanding reputation for delivering complex commercial refurbishment, retrofit and cut & carve projects across London, the business continues to secure high-profile schemes for leading developers, occupiers and institutional clients.

As the division continues to grow, they are seeking an exceptional commercial leader to take ownership of commercial strategy, performance and team development across a portfolio of technically challenging projects ranging from £40m-£70m+.

This is a rare opportunity to join a highly respected contractor in a role that combines divisional leadership, strategic influence and the autonomy to make a genuine impact on the future direction of the business.

You will take full commercial ownership of a thriving division, leading commercial teams across multiple projects while driving profitability, risk management and operational excellence. You will play a central role in shaping business strategy, influencing project selection, strengthening client relationships and ensuring the successful delivery of some of London's most complex office retrofit and refurbishment schemes.

As a key member of the senior leadership team, you will work closely with operational, pre-construction and delivery functions to support growth while maintaining the high standards and reputation the business has become known for.

To be successful in this role, you are likely to demonstrate:

  • A proven track record of commercially leading major commercial office retrofit, refurbishment and cut & carve projects valued above £30M+
  • Experience within a Tier 1 contractor, major main contractor or specialist refurbishment business delivering complex commercial construction projects.
  • Strong commercial expertise across structural refurbishment, demolition, temporary works, façade retention, CAT A office delivery and the refurbishment of existing commercial assets.
  • A comprehensive understanding of the commercial risks associated with retrofit and cut & carve schemes, including programme constraints, latent conditions, design development and stakeholder management.
  • Experience leading commercial strategy from pre-construction through procurement, project delivery and final account agreement.
  • Proven success managing NEC and JCT contracts on complex commercial construction projects.
  • Experience commercially managing projects within constrained city-centre environments, occupied buildings or live operational environments.
  • Strong client-facing capabilities with experience working alongside developers, fund managers, asset managers, occupiers and leading professional consultancies.
  • A track record of leading, mentoring and developing high-performing commercial teams across multiple projects.
  • The ability to influence project selection, procurement strategy, risk management and broader business performance at a senior leadership level.
  • Excellent commercial judgement, with a proven ability to drive profitability whilst maintaining strong client relationships and project outcomes.
