This is a newly created role and represents a significant opportunity to join the senior delivery team, overseeing CAT A and CAT B office fit-out projects across London and the surrounding areas.
This position is ideally suited for an experienced project leader seeking a long-term career move.
Due to the nature of the position, you will ideally match the following:
- Currently operating within a Design & Build (D&B) Office Fit Out Contractor, with a strong understanding of fast-track project delivery, client engagement, and integrated design-to-delivery processes. Alternatively, this person will be working for a Main Contractor or Traditional Fit Out business with CAT A and CAT B Office Fit Out Projects.
- A proven track record of delivering CAT A and CAT B office fit-out schemes, typically in the range of £3 Million +.
- Demonstrated success as the lead Project Manager on full lifecycle workplace fit-out projects from pre-construction planning, procurement, through to delivery, handover and aftercare.
- Experience of Cut and Carve (desirable).
- Strong understanding of contract administration, including JCT Design & Build contracts, cost and risk management, and commercial awareness.
- Excellent leadership skills, with the ability to coordinate multidisciplinary teams, manage subcontractors, and uphold high standards of quality, safety, and programme performance.
Key Responsibilities:
- Own the full project lifecycle – from pre-construction through to final handover, ensuring seamless delivery of CAT A and B office fit-outs across the London area.
- Lead project programming and sequencing, aligning all trades, suppliers, and consultants to deliver works on time and within budget.
- Act as the primary client interface, managing expectations, reporting progress, and maintaining a high standard of communication throughout the project.
- Manage all elements of design coordination between internal teams and external consultants, ensuring the design meets client brief, budget, and buildability requirements.
- Oversee site set-up and logistics, ensuring all works are planned, phased, and delivered with minimal disruption to neighbouring tenants or the building.
- Lead procurement strategy and contractor appointment, ensuring competitive tendering and robust contract management.
- Drive the performance of subcontractors on-site, ensuring quality, safety, and programme adherence.
- Ensure compliance with health & safety, building regulations, and sustainability standards in line with D&B best practice.
- Manage commercial aspects of the project including variations, cost tracking, and final account settlement.
- Chair weekly site progress meetings and maintain full project documentation including risk registers, meeting minutes, and client reports.
- Regularly update the internal project management platform with accurate project data, risks, and key milestones.
- Collaborate with the Operations Director and senior leadership team to provide insights, lessons learned, and continuous improvements for delivery processes.
