In our highly adaptable building on Manhattan’s west side, The Shed brings together established and emerging artists to create new work in fields ranging from pop to classical music, painting to digital media, theater to literature, and sculpture to dance.
The Facilities Manager is responsible for overseeing facility operations, including maintenance, event operations, and building cleanliness. This position will manage and, when needed, assist with the repair, maintenance, and cleaning assignments performed by the facilities staff, as well as vendors and contractors.
Key responsibilities include:
- Responsible for aligning customer service within the Facilities department with The Shed’s mission to create a best-in-class visitor experience that is welcoming to all.
- Lead all staff on the facility operations team through the development, documentation, and implementation of operational policies, standards, and procedures.
- Directly manage and oversee the Facilities Supervisor team.
- Strategically outline and implement preventative maintenance and capital improvement plans while monitoring productivity, optimizing efficiency, and maintaining financial responsibility.
- Support cross-functional cooperation and communication with the production, events, ticketing, curatorial & programming departments to ensure successful, artist-driven, and venue rental activities.
- In conjunction with the Director of Facilities, when needed, act as liaison to local authorities, including the Department of Buildings and FDNY, as well as facility management personnel from the adjoined office, retail, and residential properties for coordinating maintenance, security, and event operations.
- Conduct inspections and perform reviews for analyzing effective operational standards.
- At the direction of, and in conjunction with, the Director of Facilities and Director of Security, analyze, evaluate, and supervise safety and security operations, including planning and research, providing review and recommendations of alternative methods and improvements.
- Develop and maintain building-specific maintenance and operational procedure manuals.
- Source and communicate with vendors utilized in the building.
Qualifications and Qualities:
- Minimum five years of experience in a facility management supervisory role and proven track record directly leading vendors, contractors, and in-house union trades; experience working in NYC commercial buildings, arts, cultural, and entertainment venues is strongly preferred.
- Thorough knowledge of facility operations, maintenance, and custodial services within public assembly and commercial properties.
- Working knowledge of MEP, electrical, plumbing, lighting, carpentry, fire life safety systems, and the ability to manage specialized contractors.
- Requires night, weekend, and holiday work with 24-hour availability for emergency responses.
- Experience working in a union environment and supervising a union staff.
- Familiarity with integrated pest management practices and vendor coordination.
- Advanced knowledge and effective oversight in complying with national and local codes and safety standards, including OSHA, NFPA, DEP, Building, Electrical, Plumbing, and Mechanical.
- Able to handle multiple projects simultaneously and manage priorities in fast-paced and high-demand situations while remaining extremely professional and customer service-oriented.
- Excellent interpersonal, oral, and written communication skills with proven leadership ability.
- Detail oriented with strong computer, organizational, and analytical skills.
- Proficient at Facilities management, record keeping, and reporting.
- Adept at developing and managing operating and capital improvement budgets.
- Able to climb ladders, crouch, and wear a safety harness to access and inspect equipment in tight mechanical spaces and at significant heights (eg. rooftops, theatrical grids).
- This is a hands-on position and requires the ability to assist the Facilities team on maintenance and repairs as needed.
The salary range for this position is $95k – $105k. Compensation is commensurate with experience.
