Please note in regards to location this role, you will be required to cover North of England (North East/Yorkshire preferred location).

Working hours: Minimum 35 hours per week.

Exciting opportunity to join our Corporate Real Estate Team covering the North of England. Reporting to the Head of Corporate Real Estate, you will have practical knowledge and experience of preparation of asset valuations, advising on property matters of a diverse property portfolio with over 3,000 assets. You will be working on bringing forward disposal programmes of surplus assets and acquiring assets for the delivery of the Salvation Army mission and actively asset managing the Territorial Salvation Army portfolio to ensure it is fit for purpose.

As a client-side asset manager, managing external consultants where needed, you will be working as part of a team where you will be supported to develop your professional skills and experience, as well as your own personal development through training opportunities offered through the wider Salvation Army.

In addition, you will be required to:

  • Analyse asset specific performance with regards to property costs, revenue generating activities and missional outputs in order to advise stakeholders and customers on the cost benefits of the utilisation of a property and influence the outcomes.
  • Use the analysis to implement strategies that provide cost effective solutions while providing excellent property outcomes.
  • Oversee Freehold and Leasehold acquisitions and disposals, providing professional preliminary indications of value and valuations for transactional and asset management purposes, negotiating and managing Promotion Agreements from inception to completion to ensure the delivery of TSA objectives and project managing external consultants including property agents, valuers, solicitors, planning consultants to ensure timely advice is received by the TSA to effect excellent outcomes.
  • Undertake development feasibility work including providing residual land valuations, taking instructions from your internal customer to achieve cost effective solutions in support of TSA mission while ensuring all surplus property is appraised in order to generate maximum value at the point of disposal.

To be successful in this role you will have:

  • A qualification at degree level and ideally membership of an appropriate professional organisation such as the RICS.
  • Widespread asset management and transactional experience across a variety of asset classes.
  • The ability to handle large and varied workload; customer facing skills; excellent reporting skills including experience and understanding of the use of databases for property management purposes.
  • Good understanding of Landlord and Tenant legislation.
  • A current driving licence.
