Block Property Manager

Location: Manchester

Salary: £34,000 – £40,000 DOE

Working Hours: Monday to Friday, 9:00am – 5:30pm

Hybrid Working: Up to 1–2 days from home

An established and growing property management business is looking for an experienced Block Property Manager to join its Manchester team.

This is an excellent opportunity for someone already working within block management who wants to move into a business where service quality, manageable portfolios and genuine support are prioritised.

Unlike many larger operators, portfolio sizes are kept at a sensible level, allowing Property Managers to build strong relationships with residents and clients rather than simply firefighting. You’ll also have experienced senior support available when required, particularly when dealing with more complex matters or changing legislation.

The Role

You’ll take responsibility for managing a portfolio of residential developments across the Manchester area, ensuring buildings and estates are well maintained and clients and residents receive a responsive, proactive service.

Your responsibilities will include:

  • Managing the day-to-day running of a residential property portfolio
  • Responding to resident and client enquiries
  • Liaising with contractors and arranging maintenance and call-outs
  • Keeping residents updated regarding works, repairs and development matters
  • Working with clients to plan future maintenance and improvement projects
  • Obtaining contractor quotations and assisting with budget planning
  • Monitoring expenditure, service charge information and outstanding payments
  • Carrying out regular development and site inspections
  • Providing clients with updates, recommendations and solutions to ongoing issues
  • Identifying opportunities where the business may be able to support additional developments
  • Building strong relationships with leaseholders, residents, contractors and other stakeholders

About You

You will ideally already have experience working as a Block Property Manager / Residential Property Manager and be comfortable managing your own portfolio.

You should have:

  • Previous block or residential property management experience
  • A good understanding of service charges and basic property-related financial administration
  • Strong organisation and time-management skills
  • Excellent communication and interpersonal skills
  • Good attention to detail and accuracy
  • Confidence managing contractors, residents and clients
  • Strong problem-solving skills
  • The ability to prioritise urgent issues and work to deadlines
  • A proactive and professional approach
  • A full UK driving licence

A relevant property management qualification would be beneficial but is not essential.

Support will be provided towards achieving relevant TPI qualifications/accreditation, alongside ongoing professional development.

Experienced Property Managers will have the opportunity to progress into senior positions as the business and their portfolio responsibilities grow.

Candidates with significant block management experience may also be considered for progression towards a Senior Property Manager position, with salaries potentially reaching £49,000 depending on experience and responsibility.
