Location: Alfreton, Derbyshire

Salary: £25,500 – £27,000 DOE

Hours: Monday–Friday, 8:45am–5:30pm

Saturday: 1 in 3, 9:00am–12:00pm

The Role

We’re looking for an experienced and proactive Property Manager to join a successful and driven property team.

This is a varied role where you’ll take responsibility for a portfolio of managed properties, looking after everything from tenancy and compliance through to inspections, inventories, maintenance and final inspections.

You’ll be a key point of contact for landlords and tenants, ensuring properties are well managed, compliant and maintained to a high standard, while delivering a professional and responsive service.

The ideal candidate will be organised, confident, proactive and solutions-focused, with a genuine passion for property and providing excellent customer service.

Key Responsibilities

  • Managing a portfolio of residential properties from tenancy commencement through to completion.
  • Acting as the main point of contact for landlords and tenants.
  • Conducting regular property inspections and providing detailed reports and feedback.
  • Carrying out check-in/check-out inventories and ensuring properties are accurately recorded.
  • Completing final inspections at the end of tenancies and identifying any maintenance, cleaning or remedial requirements.
  • Managing repairs and maintenance from initial report through to completion.
  • Liaising with contractors and suppliers to ensure work is completed efficiently and cost-effectively.
  • Ensuring properties meet all relevant legal, health & safety, licensing and compliance requirements.
  • Keeping up to date with changes in property legislation, including the Renters’ Rights Act.
  • Providing landlords with regular updates, advice and recommendations.
  • Dealing with tenant queries, concerns and complaints promptly and professionally.
  • Managing disputes fairly and effectively where required.
  • Identifying potential issues and taking proactive steps to minimise risk.
  • Maintaining accurate records and ensuring property management systems are kept fully up to date.
  • Working closely with the wider team to achieve departmental targets and KPIs.

What We’re Looking For

We’re looking for someone who combines property knowledge with great people skills.

Experience:

Previous experience within property management or lettings is preferred, particularly experience involving property inspections, inventories and tenancy management.

Attitude:

We can teach you the technical aspects of the role, but we can’t teach the right attitude. We’re looking for someone who is positive, hardworking, reliable and keen to develop.

You’ll ideally be:

  • Highly organised with excellent attention to detail.
  • Confident carrying out property visits and inspections.
  • Comfortable dealing with landlords, tenants and contractors.
  • A strong communicator with excellent customer service skills.
  • A natural problem solver with a proactive approach.
  • Resilient and able to remain calm under pressure.
  • Confident working independently while also being a strong team player.
  • Comfortable using technology and property management software.
  • Professional, personable and committed to providing a first-class service.
