Quantity Surveyor – Scaffolding Contracts
Position: Experienced Quantity Surveyor – Scaffolding
Contract Type: Subcontract / Consultancy
Working Arrangement: Initially 5 days per week, transitioning to 3 days per week
Reporting To: Head of Operations – The QS Guys
Role Overview
The QS Guys are seeking an experienced Quantity Surveyor to work directly with an established scaffolding contractor, providing comprehensive estimating, contract administration and commercial management services.
The successful candidate will work closely with the scaffolding company's Managing Director, taking responsibility for estimating, managing the commercial aspects of scaffolding contracts, and overseeing variations and contractual changes.
The position will report directly to the Head of Operations at The QS Guys, who will provide oversight of commercial performance, service delivery and reporting requirements.
This role requires a commercially focused individual with strong construction knowledge, excellent communication skills and the ability to work independently while maintaining close working relationships with both the client and The QS Guys.
Previous site experience would be a significant advantage, particularly within scaffolding or associated construction trades.
Key Responsibilities
Estimating & Tendering
- Prepare accurate and competitive estimates and quotations for scaffolding projects.
- Review drawings, specifications and contract documentation to establish project requirements.
- Prepare detailed cost breakdowns covering labour, materials, plant, access equipment and associated project costs.
- Identify potential commercial risks and opportunities during the tendering process.
- Liaise directly with the Managing Director regarding pricing strategies, tender submissions and commercial decisions.
Commercial & Contract Management
- Manage the commercial aspects of scaffolding contracts from initial tender through to final account.
- Monitor project costs, profitability and overall commercial performance.
- Prepare and manage interim valuations, payment applications and final accounts.
- Review contract terms and ensure commercial obligations are understood and managed appropriately.
- Provide commercial advice and support to the Managing Director.
- Liaise with clients, main contractors and site teams on commercial and contractual matters.
- Maintain accurate commercial records and supporting documentation.
Variations & Change Management
- Identify, assess, price and manage contract variations, including additional works, design changes and programme extensions.
- Ensure all variations and additional works are accurately recorded, substantiated and submitted in accordance with contractual requirements.
- Monitor changes to project scope, access requirements and scaffolding hire periods.
- Prepare variation quotations and supporting documentation.
- Negotiate and agree variations and associated commercial adjustments where authorised.
- Ensure additional works are properly valued and incorporated into project accounts.
Commercial Reporting & Management
- Work directly with the scaffolding contractor's Managing Director to provide regular commercial updates.
- Report directly to the Head of Operations at The QS Guys regarding workload, project progress, commercial performance and any significant contractual risks.
- Provide accurate and timely commercial reports, including project financial performance, outstanding variations and payment positions.
- Identify opportunities to improve estimating accuracy, commercial controls and overall profitability.
- Maintain effective communication between the scaffolding contractor and The QS Guys.
Experience & Requirements
Essential
- Proven experience working as a Quantity Surveyor within the construction industry.
- Strong estimating, contract administration and commercial management experience.
- Demonstrable experience managing variations and contractual changes.
- Sound understanding of construction contracts, valuations and final accounts.
- Strong commercial awareness and the ability to identify and manage financial risks.
- Excellent communication, negotiation and organisational skills.
- Ability to work independently, manage multiple commercial responsibilities and meet agreed deadlines.
- Proficiency in Microsoft Excel and relevant estimating or commercial management software.
