We're supporting a growing contractor-developer entering a new phase of strategic expansion under new ownership and a driven senior leadership team. With strong backing, a clear plan and a secured pipeline of high-rise residential work, the business is establishing a new London division focused on delivering HRBs, multi-storey schemes and complex envelope projects.
This is an opportunity to join early, take full ownership of a project, and grow with a division that has serious momentum. As Project Manager, you'll be number one on site, responsible for upstream reporting to senior leadership and downward management of site teams and subcontractors. You'll deliver well-run, compliant, high-quality schemes across London.
Key Responsibilities:- Lead day-to-day delivery as number one on site, owning programme, reporting, quality and compliance.
- Deliver high-rise residential / HRB projects, ensuring strong control of sequencing, logistics and access.
- Manage both façade/envelope packages and internal works, ensuring full project oversight - not just external works.
- Maintain strict Building Safety Act, BSR and golden thread compliance across all projects.
- Oversee internal safety works including fire stopping, compartmentation, sprinklers and resident interfaces.
- Manage subcontractors, drive QA processes and ensure consistent standards across multi-storey schemes.
- Identify risks early and implement corrective actions to protect programme certainty.
- Build strong relationships with clients, consultants and internal teams.
- Chair progress meetings and coordinate with design, commercial, technical and senior leadership.
- Support preconstruction activities including surveys, methodology, buildability and logistics planning.
- Proven experience as a Project Manager delivering high-rise residential / HRB projects in the last 5 years.
- Strong exposure to both façade/envelope and internal works - not pure façade specialists.
- Solid understanding of multi-storey sequencing, logistics, access and safety compliance.
- Experience managing internal safety works (fire stopping, sprinklers, compartmentation) is highly advantageous.
- Strong leadership capability with the ability to manage site teams and specialist subcontractors.
- Solid understanding of QA, golden thread requirements and building safety compliance.
- Comfortable working across multiple London-based sites.
- SMSTS, CSCS (Black/Gold), First Aid.
- £85,000-£90,000 salary
