We're supporting a contractor-developer entering a major new phase of strategic growth under new ownership and a modern senior leadership team. With a secured pipeline of major façade remediation, recladding and high-rise refurbishment schemes, the business is strengthening its senior technical capability to support a more coordinated, compliant and high-performing delivery model.
We're now looking for a Senior Design Manager who can lead façade-led design strategy across multiple high-rise remediation projects. Bringing structure, technical understanding and confident leadership to the design process. You'll oversee consultants, specialist façade contractors and fire-engineering teams, drive technical consistency, challenge design proposals, and ensure all information aligns with programme, cost and regulatory requirements including Building Safety Act, BSR Gateway 2, golden thread and PAS 9980 obligations.
This role suits someone who can operate at a senior level, influence decision-making, and help shape how the design function evolves as the business scales.
Key Responsibilities:
- Lead design strategy across major façade remediation, recladding and high-rise refurbishment schemes
- Manage the full design lifecycle: surveys, intrusive investigations, concept, developed design, technical design, construction and handover
- Oversee architects, structural engineers, fire engineers and specialist façade consultants
- Develop and coordinate compliant façade replacement solutions using non-combustible or limited-combustibility materials
- Drive technical consistency through design trackers, information schedules and quality-control processes
- Review and challenge design proposals to ensure alignment with budgets, programme and remediation strategy
- Lead planning submissions, technical approvals and regulatory compliance
- Ensure all design information meets Building Safety Act, BSR Gateway 2, Gateway 3 and golden thread requirements
- Coordinate fire strategy, fire engineering and façade fire-performance requirements
- Chair senior design meetings and provide clear updates to leadership
- Facilitate communication between construction, commercial, technical and client teams
- Support the development of design processes, standards and governance
What We're Looking For:
- Proven experience as a Senior Design Manager / Design Manager on major façade remediation, recladding or refurbishment projects
- Strong understanding of existing façade construction, defects, fire performance and remediation strategies
- Experience coordinating intrusive façade surveys, destructive investigations and opening-up works
- Deep knowledge of façade interfaces: structure, windows, balconies, roofs, MEP and internal finishes
- Strong working knowledge of the Building Safety Act 2022, BSR Gateway 2, Gateway 3, MOR, PAS 9980 and modern fire-safety compliance
- Experience managing multiple design consultants, specialist façade contractors and suppliers
- Ownership of Design Responsibility Matrix, Design Programme and Design Deliverables Schedule
- Strong experience with BIM/CDE platforms (Aconex preferred)
- Experience reviewing shop drawings, technical submissions, samples, mock-ups and façade system proposals
- Ability to lead and mentor Design Managers, Coordinators and Document Controllers
- Strong stakeholder management with clients, consultants, contractors, residents and statutory bodies
- Clear communicator with credibility at senior and client level
- Chartered or professionally qualified in architecture, engineering or a related discipline
