Lettings Negotiator
South Manchester + Small Area to Cover
Company Car / Car Allowance Included
This is a lettings role you won't have seen before. A rare chance to join a fast-growing rental housing owner that's expanding across multiple regions and building a brand-new leasing function from the ground up. They're scaling quickly, investing heavily, and creating modern rental communities across both homes and apartment living.
If you're currently in agency, this is the natural next step. No cold stock-chasing, no fighting for instructions, no battling multiple landlords. You're working with one owner, one portfolio, modern systems and warm enquiries.
You'll be working directly with a senior leader known for developing teams, promoting internally and building high-performing leasing functions. We've worked with them for years and they've supported multiple promotions in previous roles and are now shaping something bigger, faster and more modern. If you want progression, proper support and a business that recognises hard work, this is the moment to move.
What You'll Be Doing
- Daily follow-ups with prospects who viewed the day before - WhatsApp, calls, consultative conversations, moving them from interest to application.
- Converting warm leads - qualifying needs, matching people to the right home and driving applications.
- Owning your patch across the North West, with viewing support from external partners, but you own the relationship end-to-end.
- Progressing applications - referencing, documentation, Right to Rent, guarantors and tenancy sign-off.
- Managing listings - uploading new homes, updating details, ensuring accuracy on EPCs, council tax, pricing, imagery and descriptions.
- Feeding back insight on pricing, objections, viewing trends and resident feedback.
- Working with modern systems - CRM, AI qualification tools and online platforms to maximise conversion.
What We're Looking For
- Lettings or sales experience - estate agency, leasing, hospitality or any customer-facing environment.
- UK lettings knowledge or willingness to learn: referencing, Right to Rent, tenancy agreements, deposit rules.
- CRM confidence - pipeline management, record accuracy, application progression.
- Consultative communicator who builds rapport over repeated contact.
- Organised and detail-driven - listings and applicant files matter.
- Resilient and commercially sharp - someone who can help shape a new function.
What's In It For You
- £27,000 base salary
- £37,000 OTE
- Company car or car allowance
- Commission on your own deals + commission on partner-conducted viewings
- Modern tech, AI tools and systems
- Clear progression - leadership here promotes internally
- Join at the start of something big - huge investment, huge growth, huge opportunity
