To ensure The Parklane Group’s property assets within the residential, student, leisure and hospitality sector are maintained and compliant within the standards of relevant legislative building and H&S standards. To include the implementation of new projects from construction to operational delivery.
Key Responsibilities:
- To lead and implement new projects from construction, handover to operational delivery.
- Advise on best practices and operational requirements through all phases of construction and design.
- Responsible for acceptance of completed projects and implement a 360-delivery ensuring final retention payments are released subject to the quality process being satisfied.
- Manage quality, defects and latent defects processes.
- Key objective is to preserve and protect the portfolio of assets (quality, compliance, value) within the following areas; FM, Compliance, Asset Management, Projects, Developments, 3rd party leases.
- To manage the group facilities and compliance team, nurturing and developing their skills and knowledge with oversight on contracts and costs.
- To provide technical advice and support to Heads of Departments and Operations Managers.
- Lead, plan, communicate and deliver agreed changes to improve asset performance to current sites.
- Recommendations also to be made, and aspirations of the Group to be reviewed periodically so that long-term objectives are aligned.
- Manage and ensure all areas of the property management contracts are compliant with statutory legal requirements.
- Ensure these contracts also comply with the internal KPI/SLAs set out.
- Manage and be accountable for budgets for contractual spend in proactively managing building assets as well as scheduled works.
- Ensure contractual and consultants work is delivered to a high standard ensuring long term value to the business.
- Manage planned investment programmes along with the key stakeholders.
- Report on any areas of internal non-compliance with Operational Managers.
- Produce and manage any subsequent action plans on skills, experience etc and provide or assist with relevant training/information.
- Aid department heads or operations managers in training and implementing Health, Safety and Fire Safety compliance programmes. These may include safety audits, assessments and training.
- Achieving the above and assisting the Directors in discharging their legal duties as responsible persons.
- Assist decision making by reporting on the safety systems, their performance and promote a safety culture.
- Responsible for assessing and implementing sustainability and ESG initiatives for all building assets.
Experience & Skills:
- At least 5 years in a Contract, Facilities, H&S and/or building management role or a career where building management has been a core responsibility.
- Contract Management Experience.
- Good knowledge of Mechanical, Electrical and Heating and Ventilation systems.
- A NEBOSH General or equivalent certificate to establish an understanding of minimum statutory requirements.
- Good understanding of fire safety in high rise buildings, life safety systems and experience in managing HRB’s.
- Project Management experience and a relevant certification would be preferred.
- Knowledge and experience of Building Systems and Fire Safety Systems.
- Demonstrates effective training and presentation skills.
- Efficient IT and data analysis skills with excellent competency of MS Excel and MS suite of applications.
- Excellent communication (both written and verbal).
- Be resourceful, analytical and have the ability to work well within your team and with other departments.
- Experience of working within a multi-faceted organization.
- Ability to adapt approach depending on situation and circumstances.
- Be a self-starter and take ownership including excellent follow up.
- Valid driving licence holder with own vehicle, as some nationwide travel will be required.
- Excellent understanding of using AI within building assets.
