We are seeking an experienced Senior Project Lead to take ownership of a major Improvements Programme spanning a large portfolio of residential and mixed‑use properties, including multiple high‑rise buildings. This requirement has been approved for immediate hire, and we are looking for a seasoned leader who can step confidently into a highly complex environment. You will lead a programme focused on resolving historic building defects, coordinating multiple remedial projects, and ensuring full compliance with modern building safety legislation. The role requires deep technical understanding, exceptional leadership skills, and proven experience handling contractual or legal dispute processes such as mediation or claims resolution.
You will manage three Project Leads, each responsible for a key programme area:
- High‑rise residential improvements
- Low‑rise housing improvements
- Commercial property defect resolution
Key Responsibilities
- Lead a £50m+ multi‑year programme of remedial and improvement works across a diverse property portfolio.
- Manage the resolution of historic construction defects, covering M&E, fire safety, cladding, windows, and general building pathology.
- Ensure strong compliance with the Building Safety Act, CDM Regulations, and wider statutory requirements.
- Provide leadership to three Project Leads, ensuring high-quality delivery and clear governance.
- Oversee or advise on contractual dispute processes, including claims, mediation, or litigation steps.
- Engage and manage relationships with contractors, consultants, internal teams, and senior leadership.
- Deliver high‑quality reporting, documentation, and programme updates.
- Maintain control of performance, timelines, budgets, and quality assurance across all workstreams.
Essential Experience & Skills
- Senior‑level experience delivering complex construction or remedial projects, ideally in housing or public‑sector environments.
- Comprehensive understanding of the Building Safety Act, with practical experience applying it to high‑rise residential projects.
- Experience managing or supporting contractual disputes, claims processes, or mediation linked to construction contracts.
- Strong technical knowledge of building safety, M&E systems, and defect resolution.
- Proven leadership experience, including managing multiple project delivery teams.
- Highly organised, proactive, and able to take control of a large, challenging programme.
- Confident communicator capable of influencing stakeholders and driving contractor performance.
- Willing and able to attend the on‑site location once per week.
