Stock Condition Surveyor - Overview
* An exciting opportunity has arisen for an experienced Stock Condition Surveyor to join a leading social housing provider on an interim basis. Working within the Property Services team, you will play a key role in delivering an ambitious housing investment programme, helping to ensure homes remain safe, compliant, and maintained to a high standard.
* This position will involve undertaking comprehensive stock condition surveys across a diverse residential portfolio, gathering accurate asset data, and supporting long-term investment, maintenance, and asset management strategies.
Stock Condition Surveyor - Key Responsibilities
* Undertake stock condition surveys of residential properties, communal areas, and associated assets.
* Assess and record the condition, age, and remaining lifespan of key building components including kitchens, bathrooms, roofs, windows, doors, heating systems, and external elements.
* Collect, validate, and maintain accurate asset data using asset management systems and handheld technology.
* Identify and report defects, health and safety hazards, and compliance-related issues.
* Support the delivery of planned maintenance, capital works, and asset investment programmes.
* Liaise with residents to arrange and undertake property inspections while delivering excellent customer service.
* Produce detailed survey reports, recommendations, and cost estimates where required.
* Contribute to the development and maintenance of stock investment plans and asset strategies.
* Work closely with Repairs, Compliance, Planned Works, Housing, and Property Services teams to maintain accurate asset information.
* Ensure all surveying activities comply with relevant legislation, industry standards, and organisational policies
Stock Condition Surveyor - Applicant Essentials
Essential
* Proven experience undertaking stock condition surveys within a social housing provider or residential property environment.
* Relevant qualification in Building Surveying, Construction, Property Maintenance, or equivalent demonstrable experience.
* Sound knowledge of building construction, maintenance requirements, and lifecycle replacement programmes.
* Understanding of housing compliance requirements, including HHSRS, the Decent Homes Standard, and building safety regulations.
* Excellent communication and stakeholder management skills.
* Strong data collection and reporting capabilities.
* Full UK driving licence and the ability to travel across a housing portfolio.
* Experience using asset management systems and survey technology.
Desirable
* Experience supporting large-scale planned investment programmes.
* Knowledge of asset management and long-term stock investment planning.
* Experience working within a high-volume social housing environment.
* Understanding of capital works delivery and property compliance frameworks.
